Builder Reputation of UKN Esperanza

Q: Planning to buy an apartment in Phase II in UKN Esperanza. Need some quick help please any feedback on builder, title, maintenance, water availability etc much appreciated.

How is the maintenance now? Had anything changed for better ? How are the Villa in Phase I? I was contemplating to invest in villa. Would that be okay?

Hey Anula, In which Phase are you planning to buy an apartment? As far as I know Phase I is ready to move in and Phase II is under construction. The project has been approved by BBMP and all the leading banks. They are also giving A Khata.

Before Investing , pls ask the following questions to builder

1. Have they transferred the sinking fund to Phase I owners? What did the maintenance agency done with the sinking fund interest for the last 4 years?
2. What is the plan for approach road? Is the existing one enough ? who is going to maintain it?
3. How the water is arranged now? How many borewells are digged and how many are functional? what is the plan for Kaveri? Do they have the sanction?
4. ask to produce the tax payment details for the apartment
5. Who is handling the maintenance now? Why it is done by that particular agency?
6. How many times they replaced the staff/security this in the last one year?

I am owner staying here and I don't have answer to these.

Agree with comments by Esp Owner - there are lot of issues now with Phase 1 - sinking fund, maintenance rates, dry borewells, builder response (practically zero), no support from builder on association - hence residents have formed alternate association... the list goes on. So I think the reputation is pretty bad (as far as Phase 1 residents are concerned).

I have booked flat in the phase 2 set of apartments but nothing seems to have happened after they collected the booking amount way back.

Anyone else currently wondering whatever happened to constructions plans they had promised/shown while booking?????

I am staying in Esperanza now and currently we see a different face of the builder.

1. They are changing their stands: Earlier they agreed on the creation of an association. When we started the process (submitted all docs ), they didn't take any initiative to continue. In th recent communication they changed their stand and stop responding to us.
2. The entire maintenance is done by a third party agency called Zebrano. Recently they send a communication about arrears payments + increase in the maintainace. When all the residents questioned, they didn't get back to us. So many escalations done, but no response.
3. there are concerns about the quality of work done by Zebrano, but we don't have any support from builder to rectify it as they simply don't respond.

So those who are investing in Phase II, pls get clarification on this. Also pls talk to current residents.

Yes price is on the higher side. I heard maintenance also high. Any reason why SBI is not providing loans?

Builder reputation is good. I have seen the project. But the price quoted by them is pretty high according to me. What you felt? I heard main banks like SBI is not providing loans. Get the title of the property checked by the lawyer.
