Q: The work is in full swing at premier exotica site. Builder had created a new entrance just opposite Don Bosco Collage which directly lead to premier exotica Building-3. Builder had put a stall at site to entertain buyers. He is getting many new inquiry as seen by crowd. The Quoted rate is Rs 9450/_ psf which he intended to hike soon. Few 1 BHK of Area 792 and 826 are also available. Builder Procession date is in Dec 2013. The work is also going in SRA Site and Premier Residence. I also have few photo of site but this site do not have photo upload facility.
the builder has again hiked the rate per sq,ft for exotica.the latest rate is rs 12500 per sq,ft..transfer charges too hiked again..its rs 1000 per sq,ft..parking charges hiked too by rs 2 lakh per parking lot..
After opening a gate for Phase I in Kohinoor City. They are getting many enquiry hence the upword revision of rates. The shopes at phase I are middle of Kohinoor City.
I had visited site on Sat 02-Fab 13. Work is smothly going on on Exotica site Around 20-25 persons are at work. AB Plinth work and digging work of CD wing is under going.I also had few photo which i will upload soon. All the work at (SRA, Phase I )Kurla are going on smothly. If this rate of construction continue than you may expect complete building in 2-2.5 yr time. You need not worry Such delay is very much a part of real estate work in mumbai.
good news...good news....today i visited the site.work has started 4 days back ..jaysukh patel is the new contractor for premier exotica.at present they have started work on A AND B WING..excavation for other wings has also started.around 100 workers were at the site.hope the work goes on till the project gets completed.
Only the SRA work is going on. Some monnor work is in progress at phase-I. Work is stopped in Exotica from last one month. But good news is that Buider is constrcting a 60 ft road above a Nalla ( Back Side of SRA) which directly go to Vidyavihar station which is just 5 Min Walk through road. Easy for people going to station by walk.
just yesterday i visited the site..the work has stopped..ramky has started moving out the cranes from the site..not a single worker at the site.only 2 security guards are at the site..sorry state of affairs for all buyers.
The work is continue in CDE wing and work is stopped at AB wing. The contactor of A B Wing M/s Remee Infratech had left due to non payment. The contactor of CDE wing M/s Morya constrction is presetly digging the pilling.

Their is more Demand for 1 BHK. The Current rate is 20% lower than market rate of nearby other builders. Koninoor is quating 18000/-Psf , Sunteck around 15000/- , Neelkamal Commercial complex is getting ready soon (Just Opp Vidyavihar station). Start of Metro will further rise the price (1.5 km at Ghatkopper)
When i booked it was 1150 sq ft.Now this same has turned into 1290 something.will they charge us by 1150 or 1290.My registration is done.Will please tell me anupam
Builder Can Not Modify the area in any registered agreement.That is why the agreement are done to protect end user from any future manupulation. The phase one area of 660 sft is modified to 710 sft in exotica and same is remodified to 790 sft in building no 4 ( New plan) . You need not worry.
