The land on which Eros Sampoorna is constructing the resedential complex is free from disputes related to farmers? do they have NOC for that.?

Q: Earlier there marketing teans used to sell the flats with Credit Note Assurance and some of them have even sold the apartments on the basis that there is no Car parkig fees as its free.They still haven't mentioned this in there Rate list ,they are Charging it as Facility Charges.

I am a small time investor. This will be my first ever investment in G.Noida. I want to know Special Payment plan of this Eros- Sampoorna. Kindly share some information.

Hi Preeti,

As per my knowledge, the special payment plan ( Super flexi payment plan )of this project is like:-

On booking-10% 0f BSP ,
Within 60 days of booking- 40% of BSP+PBC+OLTR+PBC ,
Commencement of flooring( Tower wise)- 20% BSP ,
On offer of possession - 30% of BSP+IFMS .

Hi All,

I came to know that as per payment plan of Eros -sampoorna, builder is mentioning that If the payment of 40% is not received within 60 days of booking, then the booking amount of Rs.1,00,000/- will automatically stand forfeited without further reference by the Company.

The project will be constructed in different phases. With their first phase, the project will have 850 units and is expected to complete in 36 months. The project is surrounded by 100M and 60 M wide huge green belt on the both sides. Builder quoted price is around 3550/sq-ft. Expected possession of this project is December 2015.

Yes, it is safe to book flat in eros sampoornam. I have also booked a flat after verifying all the documents. I have even got encumbrance certificate which is issued by sub registrar office.

Project is known to be approved by Yamuna Expressway Authority, GNIDA and there possession date is march 2014, so the land issues must have got solved

how much are they charging for the facility charge. is that mentioned in the agreement. The parking space is normally chargeable, did they mention about that?
