Hi Naresh, I could see that some one comment in 2014, at that time the rate per sqft was Rs 4500 and now also it is Rs 4500. Are the property prices in E City stable?

I have booked one in last July in Shriram Summit during pre-launch, after taht they hae changed the plans for getting the approval, still looks OK to me ; this builder is not that very high end, but reasonbly good .Their last project clicked well Signia opposite to Wipro; hope this also.

Some of the good ongoing projects in Electronic city by reputed builders where you can get apartments for Rs 50 lakhs are Godrej E City, Patel Smondo 4, Prestige Sunrise Park, Bren Woods and Concorde Wind Rush. If you can increase your budget a bit you can check out Purva Westend as well.
when I first interacted , they have mentioned the project launch is in July; but so far any confirmed date for launch. I have already booked a flat in Phase 1. Can any one conform the BDA approval status and project launch date?
Hi Saji, Today I had a word with the sales person of Shriram Summit, according to then the project is expected to launch by November. Phase I of the project will get completed by 2015 and Phase II by 2016. The BDA approval is under process.
The project is having Phase I and Phase II. Phase I is expected to get completed by 2015 and Phase II will get completed by 2016 but the booking for Phase II is not yet open.

The project will get approval from BDA which is under process. You can take loan from banks like SBI, HDFC and LIC. I feel Electronic City Phase I is a better option for investment purpose than Electronic City Phase II.
If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II
The project is still in pre launch stage and they are going to launch the project after two months. They are quoting Rs 3700 for 1, 2 and 2.5 bhk and Rs 3900 for 3 BHK which is slightly negotiable.
Additional costs include club house fee of Rs 1 lakh, corpus fund of Rs 25000, BWSSB & BESCOM charges at Rs150 per sq.ft, Car parking fee of Rs 2 lakhs for open parking and Rs 3 lakhs for closed parking.
