KR Puram vs Hebbal

Q: I am planning to invest in a property but I am confused between KR Puram or Hebbal... Please help

If you ask me I will advice you to go with KR Puram. As the area is close to the IT hub of Whitefield and Manyata Tech park which makes it a desired residential destination for IT professionals

KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road and widening of the Old Madras Road will also improve connectivity which is increase the demand.

In one of the report by Knight Frank, it said that by 2017,the average price realization in Hebbal would touch Rs 8,230 per sqft.The average price realization at KR Puram is estimated to touch Rs 6,200 per sqft. So I feel investing in Hebbal at this point of time is a good idea as you are going to get good returns.

As per my knowledge KR Puram has recorded an upward trend in property prices. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely now.

I feel Hebbal has seen lot of development being in the lap of International Airport and now it is K R Puram's turn. The area is included into BBMP and huge developmental activities are going on. Hence, K R Puram has the higher appreciation for lower investment today
