NOW LAND OWNER and developer has some financial problem hence land owner has put FENSE TO one surve no entire land after selling the site and collecting the cash.. You can go and visit directly. New site owners property is at risk NOW. Its sad No option to upload pics here

Check before you invest in Sri Durga North city and Residency project.I do not have must idea about their other projects. Every 3 to 4 months top people will keep on change because of they know the entire company details.... One advocate is there, he will make entire property fake and you wont be able to make out. Me and 2 of my friends booked and finally we caught them and asked them to clear our payment with in 24 hrs & they settled our payment on spot, because they know that we know every thing. I came to know most of the people have done the registrations & we don't know when it will be get locked by the real land owner... Kindly share the details if any body planning to by the plot in this company....

Be aware abt Sri Durga North City project. The entire project is fake. Any moment the land owner can acquire the land because they have not signed a single paper. Be careful abt this company... If you planning to book a property ask the builder for the original copy of sale deed of land owner entire land document, BDA, NOC etc

Finally, I have invested in BlueValley properties near Devanahalli and Rashi Developers in Doddaballapur, both of them were approved by ICICI. I am waiting for Khata's ( as E-Khata is being done).
Another one was Maxworth Realty ..they started a project adjacent to The Preserve. Max Nandana Phase - I which was BIAAPA approved (as per their claim) and sold out. I applied for Phase II and they were in process of getting BIAAPA approval. I paid 1 Lakh advance and waited for 1 year, no approval , but they were forcing me to get it registered as DC converted plot. I resisted and followed up for 3 months and visited their office thrice, then they returned my amount in full..
I have seen how ICICI bank verifies documents. They asked for a load of documents from developer, which was carried in an auto by ICICI guy and still then their legal team found 10 missing links in the property rights. Developer could not provide any further documents and I asked for refund of advance amount. After 6 months, I came to know that ..the property had legal issues and many of them who have registered have got legal notices. The project name is "The Preserve" in VenkatagiriKote Village near Devanahalli, which was earlier marketed by SRR homes, who then changed their name to Excel developers and moved out of the project.....Many many are stuck ..they have invested their own money, as they could not avail any loan
I have great experience running behind these developers - for almost 3 years. One learning from my experience is that ..1. dont go for DC Converted lands, however cheap they may be. 2. Look for proper approvals like BIAAPA, BMRDA 3. Not just BIAAPA approval, ensure ICICI, HDFC have approved them (I am not their loan agent) 4. Even if developers claim that banks have approved, talk to bank and get confirmation ..
Guys beware ..The entire area is green belt and not sure how they are selling as DC converted. Please dont fall in to trap. I visited their project, location is good, but seems to be risky project. Only if banks like ICICI, HDFC can fund them then go for it...Its up to you ..I dont want anyone of us losing hard earned money

Hennur-Bagalur area is good for investments but landing hard earned bucks in trouble doesn't make much sense. I'm thinking to talk to the builder..but have read complaints that the builder doesnt even return the 1Lac booking amount easily incase if you would like to cancel the booking.

I am planing to buy a plot in Durga North city. As per the process, 30% of the total amount need to pay at the time of sale agreement. For remaining amount we can go for loan. But they said, loan sanction would take 6-9 months. Can we believe them and go for sale agreement?

Are they ready to negotiate on the price they are quoting? Is SBI giving home loan for this project? Please provide some more info about the project if you have any
The project is spread over 20 acres of land parcel with 386 units. For negotiation you can talk with the sales person. Only DHFL is approving home loan for this project.

The project offers different sizes of plots ranging from 30x40, 30x50 and 40x60. The road are nice , 40 feet main road and 30 feet internal roads are there.
