I have booked 3BHK there, At the prima facie the base cost (Rs.4550/sqft) looks high but thats not fact, coz its inclusive of VAT (~4%), BESCOM/BWSSB charges are as actuals (Other apartments might take ~200/sqft) hence when you compare end to end cost (inclusive stamp duty & registration) to others it will be good investment/self use. To highlight the UDS is ~50% which is the highest till date I have seen (~100 projects of all class). 3rd floor flats comes with attractive balcony/sitout so check out for them.
IT tech park (Almost basement complete is just 600mts away) is coming up so values will grow sharply, Bus connectivity is there to Hadosiddapura (as of now limited), expect to grow in value due to ease of connectivity (Behind this BMTC depot is there which is definate +point in long run, Carmelar station is ~1.5 KM with proposed metro phase3)

SBI has approved the project. I personally went and spoke @ the home loan department of SBI. I'm not aware of their quotes now..

Will it be safe to invest in Sarjapur Road? Can I expect good returns in the future?

Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. It is just 45 km from Bangalore International Airport and 15 km from Kempegowda Bus Station (Majestic Station) and Bangalore City Railway station. Apart from this, the metro lines are under construction, which would give easy access to various parts of the city

Sarjapur is a good location from the residential and investment point of view. Moreover it is commutable to both Whitefield (IT hub) and Jaynagar (business hub)

How far is the project from Wipro Office and how much they are quoting per sqft rate?

The project is 3 kms from Wipro Office. It is spread over 2 acres of land and will have 120 units with a combination of 2 and 3 bhk apartments. They are quoting Rs 3999 per sqft for West and South facing apartments and Rs 4099 per sqft for North and East facing.

As per the telephonic conversation with the marketing person, the project is in soft launch stage and they are planning to launch the project by end of this month. BDA and banks approvals are under process.

The marketing guy told that they are going to give the possession by 24 months from the approval.
