In the July-Sep quarter of 2013, the locality price depreciated to Rs 4440 per sq. ft. and In the Oct-Dec quarter of 2013, the locality price appreciated to Rs 4520 per sq. ft.
It all depends upon ur budget. If u have 45 lakh u can have 2bkh at elec phase 1 but the same cost u can afford 3 bhk at phase 2. 75% of IT guys stays at phase 1, so u can get rent good rent. Roads, street lights, shops are + point in electronic city. Ananthnagar is a developing area(we may see good appreciation) only after 2 or 3 yrs but in electronic city appreciation is dwelling high on every quarter.
If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II. :) :)
As far as I know the project is spread over 4 acres of land and it will have 416 apartments with G+3 floors structures. A 2bhk apartment will cost you around Rs 21.77 lakhs including registration.
Aswani Properties is one of the very good builder in real estate industry. They have completed two projects in Bangalore and Hosur and two of them are under construction.
Hi Mangal, Till now the builder has completed only one project and the other project is under construction. The construction of the project started around 2.5 years back but not yet completed.
Only HDFC bank has approved the project. They builder is not ready to give the land owner family tree and the documents are also not proper
What are the types of configuration Aswani Aaeesha is offering? As far as I know the project is approved by BDA so will there be any problem in taking home loans and all.
The project offers affordable 2 and 3 bhk apartments. No I do not think there will be any problem taking home loan for this project. the project is known to be approved by HDFC and Axis bank only
HI I'm interested in this project, but a bit concerned about the smelly lake and dump yard in the locality. Don`t know the quality of groundwater. Should I be worried about these factors??
The project seems to be 2kms from Electronic City phase 2. But the area is not developed except the SJR fiesta nearby. The major concern is the dumpyard, graveyard near the small waterbody. The area on the whole looks like a slum and highly polluted.
