Then why did u buy the flat, how did your bank's financed that flat, wat was your lagal advisor doing at the time of giving u the advice, see the builders who construct flats in devation, sells the flats less than the market value , as seen many builders providing oc & cc prices are two high when compared to local builders, they firstly not give the possession in time they postpone for years and do not maintain good quality materials. firstly we cant see the builder and the other thing the maintainence is very high 50% of the rental value we have to pay.
I and couple of my friends also showed interest in this project a month ago. We spoke with the builder and tried to collect as much information as possible before proceeding. I did not find any reviews from buyers. Therefore, I would like to put the facts in public, so that it will benefit others who are looking for flats in this apartment building.
1. There is no commencement certificate, completion certificate and occupancy certificate available. 2. The approval is only for G + 3 floors. However, one additional floor has been constructed. This is a clear deviation. 3. The building has setback violations also.
Because of these gross violations, although the plot has A khata, the building will not get A khata.
The builder (Balakrishna / Shivaiah Naidu) do not seem to care much about the existing laws. For one of my questions, he said "Even Mantri and Brigade do violations. It is not a big deal".
I do not expect anybody to believe what I have said here. Verify it yourself.

It has good connectivity to downtown city areas by BMTC bus services. Localities such as Electronic City and JP Nagar are also close by . The commuting will become more easy and smooth once the proposed Namma Metro gets operational.
Hi Soundarya : The expected possession date will be by oct 2014. This project is located in Raja Rajeshwari Nagar. I liked the location very much. Which unit are you planning to buy ?
@Soundarya : The project is approved by BBMP, BESCOM, BWSSB, A khatta, Karnataka state town planning. The current price per sq ft will be around Rs 3,100.
As far as I know I dint heard any bad review about this project. I have visited the site, even I liked the location also. It is good for investment purpose, you can get good returns in future.
