Q: Hi,

While buying the house, we were given the receipt of betterment charges. The same has been misplaced.

What is the procedure to obtain a new one? Whom should we approach?

Please suggest.

Latest Answer: Hi Jyoti, I think you have to visit the nearest BBMP and check if they can help you out with a duplicate copy of betterment charges receipt. Or you have to get in touch with a broker who deals with the same.

Q: When is the project expected to get completed? Is it a BBMP approved project? Which all banks are providing home loan?
Latest Answer: This task is situated at Mysore Road and has nearness to class, universities, sanctuary and so on. There will be complete 2 blocks and a 9 story building. They have 2 and 3BHK room design and as indicated by me the area is decent from investment perspective. PropSurf

Latest Answer: they have decent room configuration of 2 BHK which is 1062-1300 sq. ft. and 3 BHK1500-1700 sq. ft. The biggest tip is to do more research on the under-construction homes. A lot of websites are focused on it. One such website is PROPSURF

Q: Can you please let me know if there is any charges for khata bifurcation if part of the property is gifted brother with a proper gift deed.
Latest Answer: Bifurcation of Khata is modifying two or more Khata into one or dividing one Khata into two or more Khata. Application form for bifurcation of Khata is same that applied for registration. There is no update if there is a change in Khata bifurcation charges. Q: I have purchased a flat in an under construction apartment located at Gattigere RR Nagar. The builder says it will be ready by July 2016.. However I think it will go upto year end. Earlier I was told that I need to register the flat upon the completion and at the time when builder gives the keys. But now the builder is asking to register the flat so that I can be protected from the rise in Guidance Value. Could someone please clarify what is the best way forward?
Latest Answer: Registration of the property is a full and final agreement signed between two parties. Once a property is registered, it means that the property buyer in whose favor the property is registered is the lawful owner of the premises and is fully responsible for it in all respects. The law does not recognize unregistered owners and does not give them any rights over the property. Therefore, Registration of Property is Compulsory to prevent fraud or future litigation. I think it will be good for you if you register the property now itself.

Q: I recently booked an apartment in Rajarajeshwarinagar (Bengaluru). The project has G+11 floors. The builder is required to have NOC from HAL airport for height clearence, but does not have it. He is claiming that HAL is not issuing any NOCs this year because of a court case. Is this true? Are there any projects which have been issued NOCs by HAL between March and November this year (2015)? Thanks in advance.
Latest Answer: No I have not heard anything as such. Recently I have read that before issuing NOC, HAL has made it mandatory for the builder to get a Certificate of Location (along with the latitude-longitude and other geographical coordinates) and the AMSL of the site from the Survey of India (SOI) or the Karnataka State Remote Sensing Application Centre (KSRSAC). Kindly try to find out the information before booking a property.
