Thanks. It would be great if we get possession in 2014. My flat in Bldg 8 is in the same status more than 1 year so really doubt if they will be able to give possession by 2014. Let us hope for the best. :)
Hi Vinay, If you are looking from investment point of view all localities like Dahisar, Mira Road and Byander are good investment options. Since the property prices are going through a boom phase right now, you can expect very good returns for the money invested in a property in these localities. The appreciation levels are also quite high in near future.
Let me mention one thing that presently real estate market is fluctuating like a pendulum. At times the prices are going high and at times it is coming down. Since you are planning to buy the flat only for investment reason and as such you are not going to stay in Dahisar as off for now, I think it makes more sense to invest in a property. Prices are peeking in and around Dahisar east in last 2 years due to rapid developments taking place in real estate sector, infrastructure and connectivity.
Hi Abhi, Heard that they have tie ups with leading banks like HDFC, SBI, ICICI Bank, LIC Housing Finance and IndiaBulls. Visited their model flat at the site office learnt that specifications include:
1. Fully fitted imported modular kitchen 2. Weather resistant paint on external walls 3. Plastic paint on internal walls 4. Personal Door Phone with CCTV and intercom 5. Marbonite vitrified flooring in Hall, Kitchen and Bedroom 6. Anti Skid Tiles for Bathroom and WC 7. Water proof door and marble frames for all toilets and main door with laminated decorative sheet
Wow!!!! Nice to hear that the builder is providing some modern and world class specifications. But I want to know if I buy a flat in this project for investment purpose will it fetch any good returns in future date??? Will the prices fetch me any appreciation??

Looks like the price they are charging is reasonably OK for 1 and 2 BHK. Since I am planning to buy a flat in this project, what about bank approvals and what are the specifications given by the builder?? Anybody on same page???

Orchid Ozone has 1 and 2 BHK units which is situated in Dahisar east. The area for 1 BHK is 585 sqft and costs approx 47 lakhs. 2 BHK's have a total area of 800 sqft and they are priced at 63 lakhs onwards. Amenities include garden, recreation facilities, Wifi for each flat, community hall, swimming pool, temple within apartment complex, security, play area, club house, cafeteria and gym.
Actually got in touch with executive team and heard that work is going on in progress and possession is likely by Dec 2014 or Jan 2015. For your kind information I too have booked a 2 BHK flat in DB Orchid Ozone.
Hi Ashish, you know db realty charging Rs1000sqft extra from all flat owners as development charges,if your area is 880sqft you have to oay extra Rs880000 at the time of possession.
