Latest Answer: The OC is still not been issued..have been waiting 4 years....builders are pushing owners to register property without giving a legal OC from BBMP knowing fully well that even the khata cannot be made or utilities transferred in your own name without a legal OC. in a court of law you do not own the property without OC....simple.
Q:Hi, I own flat in RR & they are offering FITOUT certificates, which is not legal OC? Is this safe to move in with this certificate. And this soon my agreement date crossing 24 month deadline. I am really upset with there timeline. When I asked to builder office they said you can move in on you risk? But while booking they told me that it will be complete possession. This is really smart move to avoid further unseen problem by builder & create for customer. I am literally screwed-up here.
Latest Answer: Seeing the current malpractices by the builders/developers, I suggest that you double check following documents in case you have already decided to move in:
1) Check Fire safety certificate, 2) Cross check structural safety certificate, 3) Ensure that builder has applied for water connection etc., 4) Ask for lift fitness certificate and maintenance agreement. To save money builder have not taken AMC yet, 5) Ask for no dues certificate for land/plot. If builder defaults on the payments, you shall not be able to get sub-lease done and, 6) Ensure state electricity connection is in place.

Before purchasing this, I was told by builder that you will get the possession till Nov-18 because my marriage date is fixed in Fab-19 and I want to stay with my with in my own house. but now they have changed their statement and extended this from Jan to March and may extend more . Q:Is there any update on possession of ERA DIVINE COURT ...WHAT IS THE STATUS OF LICENCE PROBLEM OF LAND USED BY ERA ?As per my information - Last Month - ERA raised a demand for Maintenance Charges of Rs. 155000 (Aprox) and when few customers reached ERA office to pay that demand - ERA employees refused to receive the amount from them without giving any reason.Don't know what's going on...nothing clear...No one from ERA ready to talk about Penalty for Delay in project...no information about Occupancy Certificate Status..

My flat in Bldg 8 is in the same status more than 1 year so really doubt if they will be able to give possession by 2014. Let us hope for the best. :)
