Q: Hi all, I have been looking to invest in a villa project, mainly for weekend getaway purposes, like a home on the outskirts of the city. I’ve gone through so many projects but most of these are builders I haven’t heard of. Recently I stumbled across the DLF Garden city project. DLF is a known builder. I would love to get more details about the project from you guys. Thanks!
The persons who invested in 2012 have yet to get the possession and DLF is not paying the delayed compensation for more than 4 years delay moreover asking for some nonsense charges

Also, I heard that there is a cutoff period of 4 years to construct a house after buying a property else Rs.500/sq. yd is to be paid extra. I’m not sure how true this is. Can someone please confirm this?
Hey, I found some detailed information on the pricing. The average base price quoted is Rs.4400/sq. Yd. In addition to this there is township infrastructure charge of Rs.600/ sq. Yd. You might also be charged a preferential location charge of around Rs.400-900/sq. Yd. A one time Club membership fee of Rs. 75,000 is applicable, and Interest free maintenance security fee at Rs. 125/ sq. Yd is also charged. Normally, these extra costs are hidden and at first look we tend to overlook them. However, I think DLF Garden city is a good option if you wish to construct a house on your own terms and per your own liking instead of buying ready made holiday homes. Hope this was useful.

Anyways, to give you more details about the project itself- Gardencity offers plots of area ranging from 232 to 2005 sq. yard. Although,last time I checked all the smaller size plots were sold out, but they are being resold at approx. 4400 per sq. yard. For example if you buy a 446 sq. Yd plot, you would be spending approx. 19.6 lacs. I believe this investment is more on the leisure side, but investing in a good holiday home/villa can be extremely beneficial in term sof capital appreciation. So,good luck to you

Although I believe they have just one residential project in Hyderabad - DLF GardenCity. I’d be honest here I don’t have much details about the project itself, but I can give you an overview of the locality. The plots for this project are in the Nandigama area, at the Hyderabad-Bangalore expressway. Since your requirement is of a getaway, you’ll be happy to know that you’ll be in a serene secluded area. Although there is a hospital in a 3 km radius.
