Q: Heard some major developments are happening in Indore? Some kind of manufacturing hub? Anyone has the details? What kind of hub is it exactly? Will this be good for the Indore real estate market?

Well obviously it will be a huge boost to real estate. I think it is a great time to invest in Indore real estate. Especially once the stagnation in this sector is swept away, there will be a number of new jobs created. According to experts there will be almost 35000 new jobs every year, and the total investment amount in the sector can increase by Rs 300 crore. Of all the total 220 auto component manufacturing units in MP, 110 are in Pithampur (which is adjacent to Indore) and 45 is in Indore. So I think this can be one of the major forces in getting the dormant Indore real estate running again.

One of the major aspects that is looking good for these units in Indore is that some major automobile companies like General Motors, Maruti Suzuki, Tata Motors and Honda Seal India are going to be setting up their factory units in Sanand in Gujarat, which is just 350km away from Indore. Other than these there are also new tractor manufacturing units coming up in Dewas and Bhopal, both close to Indore. So there is a major possibility that these plants will get their component supplies from these auto part manufacturing units in Indore only. We are hoping to look at a 25 – 30% growth rate in the next few years.

Well it definiutely will get better with the new government. The BJP governemnet is strictly looking to boost the industrial sector in the country. At the moment these manufacturing units are already supplying components to original equipment manufacturing (OEM) companies based within MP. If things went well, they could be supplying for OEMs in other states of the country as well.

Yeah its an auto-part manufacturing hub. The state government has been asked to start reserving lands for any scope of expansion that this hub in Indore might have in the future. The problem is that the growth rate of these units have been stuck at 7% for the last three years. Its obviously because of the bad recession that has gripped the country. But now with the new government, maybe things will get much better for this hub.

Yes I think you must have heard about the thriving auto parts manufacturing market hear in Indore. In fact the industry has spread to places outside of Indore city as well. So much so, that this whole area, which falls under the IMC, is being referred to as an auto-component manufacturing hub. There a number of such manufacturing units all over MP, but mostly in Indore. Currently MP is in the 7th place in India as one of the top auto parts manufacturing states.
