Q: I've read a couple of articles about how Indore has a lot of civic usses such as water shortage and pollution. Has the situation improved? Any info would help as I am moving there shortly!
Latest Answer: It is sad that Indore being the prestigious commercial capital of Madhya Pradesh faces, the city faces so many civic problems on an everyday basis. The real estate is really picking up in Indore and there are a lot of insfrastructure developments in the city that is drawing IT professionals, MNC's and a whole bunch of property investors. So why has the civic facilities remained this pathetic? Conveniently however, there was an answer to that from Sarang. He blamed it on all the Congress corporators but has promised that there is going to round the clock work and all lack of civic facilities would be rectified. Hopefully he keeps to his word.

Q: So I was thinking about investing in the Tricone City project but I'm not too sure about the base and support that Rau Pithampur has in terms of flyovers, public transport, streetlights, good roads and so on. Anyone have any information please let me know. Thanks.
Latest Answer: Hey I've actually done some research on this project. It's one of the few gated communities to take environment conservation to a whole new level! Tricone City is involved with rain water harvesting practices, recycling waste, recycling and reusing sewage water for irrigation and flushing, 24 hr water supply with 1.5 days water storage in various underground and overhead tanks. It is definitely worth getting a house in Tricone City :)

Q: Are there any reasonably priced 1 bhk flats located in the heart of Indore? Preferrably looking at gated communities with all the facilities. Please let me know. Thanks!
Latest Answer: A lot of people are thinking about investing in this new project. It seems like the perfect place if you happen to travel and work a lot. The airport is just 10 minutes away and the railway station is walkable distance. Lot of IT companies also. There are malls, supermarkets, schools and hospitals all around the area. This is one of the rare projects that seem to have 1bhk apartments actually. I've noticed that not many gated communities have that. They have 1 bhk flats but they don't have 4 bhk flats. Price per sq.ft is about 2000 bucks which seems quite reasonable. Starting price for 1 bhk is 12 l to buy. This should definitely be your first option.

Q: A number of people had to relocate for land clearing project in order to winden the road right? Hasn't it affected the real estate in the area?
Latest Answer: About 111 structures were razed to the ground. The periphery of the road was extended to 80 feet not the proposed 104 feet, so some buildings did remain. And as for the real estate, this will be a good thing for the locality of Kanadia road because firstly, there won't be the possibility of living in a land encroached area as now, the government is pretty serious about monitoring that. So you won't ever be cheated by your broker or builder. Secondly, the road widening has actually shown some significant improvement of the traffic in the locality. Residents are finding it easier to commute to other places now, thanks to this project. So I'm pretty sure, this is a good locality to invest it. It has some great schools, supermarkets and hospitals in the neighbourhood that add to the real estate value! :)

Q: Can someone give me information on the Indore Development Authority's project on building more number of low cost houses? Won't it boost real estate value in the city?
Latest Answer: Even builders are getting very annoyed with these schemes. They feel that is their services need to be rendered towards the poor for free then why can't other sectors apart from real estate also do just that? For example why can't a hotel owner give free food to the poor? Based on this thought process, the government was willing to make funds available to these private builders on cheaper terms and many incentives have also been provided to them. I really doubt that the increase in low cost houses will have a direct effect on real estate in the city. I don't even think enough low income groups will invest these houses because they are used to very bad civic facilities always. And they probably feel that they won't really stand to gain from this anyway..

Q: Has the Indore monorail project been approved? Will it impact real estate if it is constructed? Can anyone tell me which areas are likely to benefit most due to the monorail project?
Latest Answer: I agree! It might take a long time to get the monorail started. But, if it is then it will definitely create a huge impact on the real-estate picture of Indore. An infrastructural development of this volume will definitely shoot up the property prices in Indore. It is difficult to exactly pin-point exactly which areas would benefit from the monorail, but the areas which the monorails will connect would certainly be favored with huge increase in real estate dealings and prices.

Q: I want to buy a nice big house, about 3 or 4bhk, in the Kalindi Mid Town project, for my family. So can I know if this will be a good choice? Do they have large apartments? Some information please!
Latest Answer: Yes these apartments and row houses are quite big. You can go for either a 3bhk apartment or a 3 or 4bhk row house. The 3bhk apartment will cost you between Rs 20 to 32 lakhs, the 3bhk row house will cost you between Rs 23.5 to 48 lakhs, while the 4bhk row house will cost you between Rs 33 and Rs 60 lacs. The wide price range of these apartments and row houses are because of the wide range of built-up area sizes that they are available in.

Q: Is Rajiv Awas Vihar a safe locality?
Latest Answer: The Company that was given the responsibility for the lighting of these areas like Schemes 78, 74 and 114, has claimed that they have made all the necessary arrangements. But the streetlights are not working because of lack of electricity supply. Residents’ complaints about the lack of proper lighting have been registered with the IMC and they are working on supplying continuous electricity to these areas after dark. Once that is achieved, I don’t think there will be any other problems in this locality as it is quite a good residential area otherwise

Q: My husband and I are moving to Indore soon. We were considering buying an apartment in an integrated township, instead of a house. Can anyone tell me if that is a good idea or not? Also, can you tell me about the major township projects in Indore at the moment?
Latest Answer: I would also suggest going for an integrated townships. A young couple like you wouldn’t want to be disturbed by salesmen and other people like that. In the township those people are not allowed to enter the premises. The best integrated township projects in Indore right now is the DLF Gardencity and the Silver Springs project. You can also check out the Ishan Platinum Paradise in Mhow in Indore.
