Q: I thought that the thevara road was badly in need of a road widening project but now that it might be shelved, won't the real estate potential of the locality also come down?
The projects pending for 25 to 30 years were conceived for requirements with a time frame of 10 to 15 years. The situation has changed manifold sine then and today its obsolete. The authorities has to thinks better and come up with new ideas and most import implement with a time frame of 5 to 6 years.
But the Bund road project has already started now? This will also ease traffic in the area. The new road running parallel to SA Road will connect Thevara and Champakkara, through Thykoodam on NH Bypass. Not too sure what the current status is though about this. Oh by the way, real estate potential of Thevara really won't decrease because this project didn't come through. The metro rail that eventually is going to come up will be great for the locality as this major piece of infrastructure is enough for a number of developmental changes in the locality. In fact, a couple of years from now, property prices will definitely appreciate because of this project! :)
There's actually another reason why this project never saw daylight. Even though funds were there, the project was still very expensive costing close to 1000 crore. Because of this the Public Works Department feels that it is important to find more cost effective ways to deal with the situation. At the same time, the Kochi metro rail project was approved and work has started. Since there are plans of the metro rail being set up in thevara, GCDA decided to take up road work once after the metro rail has been completed. Officials feel that traffic issue will automatically reduce because of the metro rail and road widening might not even be required. That's why they've put the project on hold and they'll see how it will be later.
The corporation has said that the authority will have to acquire 20 cents of land and a bridge will have to be constructed over the Thevara canal to connect Kasturba Nagar and Konthuruthy. The local MLA will be the fund provider. The civic authorities feel that this project can still be taken up GCDA especially that they already have the aquired land and everything. They've just kept it unused for so long that led to this delay. This plan was formulated 30 years ago and still nothing has been done. Brilliant!
Apparently the reason for them giving up the project was because of the presence of a number of multi storey buildings that came in the way of the road widening project. The chairman of GCDA has already stated that they can't possibly go around demolishing these buildings so that's why they can't take up the project. But I remember the authorities did retake the project of works on Chilavanoor Bund Road 25 years later after it was initated. So hopefully the authorities will take up similar delayed projects. But let's see..
This project really would have done wonders for the traffic problems experienced in this locality. But GCDA has kept the work aside for some reason. Go figure! The project was supposed to connect Panampilly Nagar and the Kundanoor-Willington Island road at Thevara linking an underpass near Kasturba Nagar. Motorists were going to have a new route especially the ones coming from Kadavanthra and Vyttila areas to Kundanoor and west Kochi so that they don't have to enter the busy stretches such as the south railway overbridge and MG Road. I think this project should be made a reality.
