How far is the project from Manyata Tech Park and It is a green building project?

It is a Pre-Certified Gold for being environment friendly by IGBC. and the project is around 15 mins drive from Manyata Tech park.

Can you also help me with which all banks and local body has approved the project? What all amenities are provided?

As far as I know only ICICI bank has approved the project. The project offers amenities such as Landscape Garden, Open Amphitheater, Maze Garden, Steam and Sauna, Skating Post, Water Cascade, Senior Citizen's Park and Meditation Room

I am thinking of booking a property in this project. What is the current rate per sqft going on and are they negotiating?

Currently the rate per sqft going on in this project is Rs 5000. I do not think they will negotiate but they are giving Rs 200 off per sqft for limited offer.

How big is the project and what are the size of apartments the project is offering? Please provide some feedback about the locality also?

Shriram Luxor is spread over 5 acres of land. The project will have 600 units with a combination of 2, 2+study and 3 bhk apartments. It will be a G+20 floors project. The size of the apartments are as follows: 1100, 1260, 1450 and 1500 sqft.

The area is also surrounded by many educational institutions, hospitals and IT Parks. the area is also close to Bangalore International Airport. It is predicted that in the coming years, the locality is likely to see a new dimension because of the close proximity to the airport and planned developments. So You can expect good appreciation as well as return.

It is constructed in compliance to Vaastu and Feng Shui. The project is around 25 kms from airport, 16 kms from KR Puram railway Station, 19 kms from Yeshwanthpur railway station and 20 kms from City Central Railway station.

What about the status of approvals? How much is the rate per sqft going on and what is the basic price of the apartments?

All the approvals from bank and local body is under process as the project is in pre launch stage. The rate per sqft going on is Rs 4500 and the basic price of the apartment starts from Rs 55 lakhs on wards.

Yeah you are right the project is in pre launch but there is no information as when they are planning to launch the project. It seems they are going to take around 3 years from the date of construction.
