HI,
Should I invest in Kanakia Aroha at this point. The current prelaunch offer is 12750/sq-ft. Is it a good investment for next 3-5 yrs.?

Hello sir,
Kanakia Aroha is a good project. Its an upcoming area and will give excellent return in 3-4 years. Borivali East is close to the Link Road connecting to highway. There is ample public transport available through buses and rickshaws. The area has many shopping areas, schools, colleges and restaurants. It is a beautiful green locality with low pollution.

The capital values in this area rose by 20-22% in the January to March 2013 quarter and currently, prices range between Rs15200-18500/ sq-ft. The average rental value of Borivali East stands at around Rs 24/sq-ft per month.

How much they are charging for the car parking? Is there any floor rise price charges? is the above mentioned price is negotiable?

Well Shrikant,
Car parking charges will be Rs. 6 lacs.(covered) and Rs. 50/sq-ft will be floor rise charges.

Yes, the above mentioned price is negotiable depends on how much you paying at the time of registration.

Which local body has approved this project and the leading financial institutions offering loan for this project? How much they are charging for the booking amount?

Kaustubh Sun Moon CHS Ltd. Bldg.12 is a BMC approved project and almost all the leading banks and financial institutions are offering loan for this project.

They are charging 40% of total value of the property as a booking amount and rest of the 60% in easy EMI.

Sun Moon CHS Ltd. Bldg. 12 by Kaustubh Construction Pvt. Ltd. located at Rajendra Nagar, Dattapada Road, Borivali East, Mumbai. It offers 1/2 BHK residential apartments. 1BHK from 730-760 sq-ft. and 2BHK in 1075 sq-ft. The current price per square foot is Rs. 11000.

The cost of 2BHK in 1075 sq-ft will be Rs. 1.3 Cr. all including.

Well Arup,
The Chhatrapati Shivaji International Airport and Mumbai Central Railway Station are 18 kilometres and 35 kilometres from Borivali, respectively. Taxis and auto rickshaws are other local means of transport in the area.

Well-known schools in Borivali East are Dattani Vidyalaya, St Johns School, Gopal's Garden High School etc.
Indraprastha Shopping Mall, Raghuleela Mega Mall, Vishnu Shivam and V Mall are some popular shopping centres in Borivali East.
Some of the famous hospitals in Borivali East are Ankit Hospital, Narendra Hospital, Parmar Hospital etc.

Yes, the location is safe for the investment due to convenient accessibility to work spaces in the western suburbs and better connectivity and infrastructure development have made Borivali East a preferred location for real estate investment.

Hi Arup,
Borivali East is a suburb of Mumbai and is located in the north-western side of the city. Divided by the Western Line, Borivali East and Borivali West are two areas in the western suburb. The main attraction of Borivali West is the Sanjay Gandhi National Park.

Borivali East is well-connected to other parts of the city via the Western Express Highway and SV Road. The locality is served by BEST Buses. Abhinav Nagar, Omkareshwar Mandir and Kajupada Borivali are some of the bus stops located close to the area. Borivali is also a station on the Mumbai Suburban Railway Network. To enhance connectivity, a monorail line and a metro in the area have also been proposed.
