Should I buy apartment in SI Westfort Gardens project in Poonithura?
Q: Will this be a good investment venture guys. This will be my first venture into real estate so I want to take all the suggestions and opinions possible. Please tell me whatever you all know about this project, that will help me take the decision better
You forgot to mention the tight security network with intercom systems. That is a big winner for attracting the family crowd to your investment house. The Nucleus Mall is very nearby and so is the Amritha Hospital. These are also major advantages of the location of this project
Other than the usual swimming pool, garden area, play area, etc, there is also a tennis court, a badminton court, and a jogging track. Even basic health facilities are one of the amenities that are being provided in this Westfort Gardens project.
The builders are Southern Investments pvt ltd, who are responsible for this project. These developers already have a number of other finished projects around the city. Other than that, the possession date is March of 2016, so its still a long way off, but bookings have already started
Yeah and that brings the prices of these apartments to this level, where the 2 bhks cost roughly Rs 42.16 lakhs, and the varying sized 3 bhk apartments cost somehwher in the range of Rs 57 to 58 lakhs.
But the thing is that, despite being of different sizes, all these 2bhk and 3bhk apartments have the same per square rate. Its rs 3400 psf, which is pretty standard, for such nice apartments in this part of the city.
4 wheeler and 2 wheeler covered parking is also obviously available. Anyway so let me tell you about the apartments. The 2 bhk apartments are 1240 square foot big. The 3bhks come in two sizes - 1697 square foot and 1707 square foot.
Prominent schools, super specialty health care centers, branded shopping malls, prestigious clubs and star hotels, all are within close reach. Vyttila, one of the major junctions in Kerala is only 3 kms away from this Westfort Gardens. Another advantage of this place is the close proximity to the NH Bypass and Seaport-Airport road. These are all advantages which will work in your favor when its time ti get returns from your investment
The Westfort Gardens project has 2 and 3 bedroom apartments in ground plus 11 floors with two blocks (A & B). There is even a traditional pond in the lawn and ample open space around which I think gives a nice green touch to the surroundings.
Ok so I can tell you what I know about the location. I know exactly where it is because I actually visited the site when the construction work had just started. It is located near Gandhi Square, on the Mukkoottil Temple Road in Poonithura
