This project is an absolute disaster waiting to happen. 80 p.c. of this project is built on a lake bed (we know it for sure, as me & my friends from a nearby construction have ourselves seen them filling up the lake there, closing it completely and bringing up the structure). You can check with the locals there about the presence of a lake there, who will testify to it (not sure how many locals are still living there, as many would have moved out).

The current rate per sqft going on is Rs 4786 and the project is spread over 15 acres of land and there will be four towers.

Can anyone share what is the built up area of apartments in this project? When is the project expected to get completed?

The built up area in this project ranges from 1150 sqft to 1900 sqft. The estimated possession date of the project is by march 2018.

The project offers 2 and 3 bhk apartments and penthouses. The price of apartment in this project starts from Rs 78.16 lakhs on wards and the project is in pre launch. The rate per sqft going on is Rs 5000

Before booking any apartment I want to know how is Haralur Road for end use purpose as I do not have much idea about the same.

Harlur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. But the only disadvantage is that the area is having a very narrow roads which might create traffic congestion in the future when the area is fully developed.

Currently the rate per sqft is Rs 4900 and the selling price of an apartment in this project starts from Rs 37 lakhs on wards. The project is well located with the other parts of the city like 3.5 kms from Hosur Road, 3 kms from HSR Layout, 3.6 kms from Sarjapur Road-ORR junction, 6 kms from Elelctronic City, 7.5 kms from Silk Board Junction and 9 kms from Marathahalli. Connectivity is really good :) :)

Construction work is yet to start and they are telling that the expected possession date of the project is by March 2018. Approvals are under process. Is it worth investing money on pre launch projects?

The biggest disadvantage of buying a property during pre launch is that projects can be delayed either deliberately by the buyer or due to some other legal reason. Such a delay means escalating costs and mental harassment for the buyers.
