Q: I see a lot of negative things written online about Rohan Builders regarding the Rohan Jharoka 2 project. About land area descrepancy and ceiling height. Is Rohan Iksha safe to invest ?
I am looking for a resale property here and I want to how big is the project and what is the total land area? How many towers and floors will be there?
The price of apartment here ranges from Rs 86 lakhs to Rs 2.45 crores approx. The project is loaded with amenities such as Elder’s Chit Chat Zone,Children’s Play Area, Parent’s Seating, Bubbler pool, Children’s Pool, Swimming pool with deck, Jacuzzi, Pergola, Palm Court, Party lawn and much more.
To clarify things I got in touch with an owner of the project after getting contacts from my friends circle. It looks like things that are written in the blog are mostly true. The main issue is the less land area during registration. they almost lost half acre ! against promised land in the agreement. Also the maintenance by Rohan is really bad as per him and Rohan started the maintenance even before many of them got possession and is in a hurry to hand over the maintenance. I will verify this once more... I am currently going through this blog where I found many details..

Rohan Iksha is located behind the Cessna Tech Park, off Marathahalli Sarjapur Outer Ring Road in Bhoganahalli. The project will have 360 degree view of lush greenery. The project will have 480 units with a combination of 2,3,4 and studio apartments. The project is spread over 8.5 acres of land and it will have G+14 floors structure.
The rate per sqft going on is Rs 5000 for non amenity facing and Rs 5150 for amenity facing. The expected completion date of the project is by 2018 mid
Hi Raghu, Every builder has some pros and cons, so do they but I would advice you not to believe blindly on whatever is written. If possible personally go and visit the site and if possible try to visit some of the completed projects by the builder.
