Just be aware about the Builder before you Buy ARATT
I am a current Owner for one of the Flat from Aratts property I took a Ready to Move IN around 10 months back and it is almost in same condition since the time I took where as I was promised what NOT
My flat work is pending club house is not there Not Kids play area yet our kids are forced to play at driveway No jogging walking track which was one of the point in brochure No covered car parking No visitor parking Heavy maintenance receipts every Month even after paying for an year
Builder is never reachable and if you even book an appointment then at last moment he would have got critical work instead of meeting every time
BTW I am talking about Luxury Apartments God save Normal ones
BEWARE OF THE SWEET TALK BY ARATT SALES TEAM AND THE MD. TRUST ONLY YOUR EYES. VISIT THEIR PROJECT IN ECITY, THEIR SO CALLED PREMIUM PROJECT. THEY HAVE SCREWED UP BOTH THEIR PROJECTS SO BADLY. DIVERTED FUNDS TO OTHER NEW LAUNCHES AND ALMOST VANISHED. Management does not respond to repeated request. Once in 2-3 months Mr MD comes with completion dates and even cries infrom of owners that he does not have funds. But you see new launches dont stop. Violating approved plan is also an art they are expert it.
Arrat sales team mentions that launch price will not be less than 4000 per sq ft. Not sure if appartment launched as this rate will be picked by end users. Pls let me know your opinion on the same. Thanks.
Demand for residential properties in Budigere has been rising constantly owing to factors like good connectivity, availability of land parcels, and lower property rates.
Budigere is located nearly ten kilometres away from Whitefield and ITPL, major IT hubs of Bangalore. Prime areas such as Old Madras Road, K R Puram and CV Raman Nagar are in vicinity.
All the neighbouring localities have become highly congested due to lack of land parcels. Budigere on the other hand offers wide open spaces as land parcels are easily available. Budigere Road will be widened to 300 ft and is part of the ITRR (Individual Town Ring Road).
According to the sales representative, Row houses are already sold out and only apartments are available for sale. All the bank approvals and local body approval are under process as the project is in pre launch stage.
It will take another 3 to 4 months for the project to be launched. Currently they are quoting is Rs 2600 and it is a pre launch offer, after the project is launched they are going to increase the price to Rs 3400 approximately. The price of apartments in this project ranges from Rs 35 lakhs to Rs 42.90 lakhs excluding taxes.
