According to me, visit the project site, see the construction status and the material used in the project, compare the ongoing rates of few more projects nearby check the construction status and the builder reputation in the real estate market of Mumbai and then take your decision.

Price of properties always depends on locality and the amenities provided by the developer. If it is a high rise, then you have to pay the floor high rise charges and if it is as per sight view like garden facing and road facing, corner flats, low rise floor, mountain facing and lake facing view. A good and reputed developer's property is also high comparing to a average buyers in the same locality.

I am partly agree with Gangasagar Patil...........you have seen that lot's of reputed builders in the Mumbai has failed to offer the possession on time and their projects are delayed by almost 3-7 yrs. So, don't go on developer's name. Check the locality and the civic amenities nearby, check the type of construction material used in the project, transport facilities in the locality, rail, buses and airport connectivity from the project site and check if there is any water and electricity condition in the locality and then move forward. Don't forget to check the legal documents of the project. See all approvals are in place or not.
