Q:Hello,I have a plan of buying a property in Bannerghatta road in Bangalore.I spoke to builder about the legal documents .During the discussion i came to know that the land is A Khatha but since there are some slight deviations(not much ex: lift spacing) from approved plan during khatha bifurcation we might get B Khata instead of A Khata.But the builder says whatever the betterment charges that may be required to pay for conversion of individual flat Khaths to A Khatha will be taken up by him and the same will be mentioned in the sale deed agreement once I decide to buy the flat.Is it safe to proceed? He has all the recipits for betterment payments made and all the deeds.
Q:Do not buy any property in purva panorama because SC/ST case is going on from last 7 years and nobody is telling the status? Now a days flats are not getting A Khata as well because of land issue. Maintenance charges are also very hight (3 Rs/sqft) Still owners are asking for 70 lakhs for 2BHK,actual price should be somewhere around 60.
Q:Sir/Madam, Please let me know whether it is legal to buy a flat which is as per licence but the building has illegal floors above. It does not have OC. What is status of legal flats in case of Akrama-Sakrama is not approved?
Latest Answer: Dear sir, I want to buy resale flat which is 8years older.That is A-katha property. Properties is having 30flats and only 4 floor. I asked for OC they are telling builder not given OC at that time and it is old property 8years back constructed and does not required OC.present new construction it is mandatory to give OC.Please suggest can I go a head to buy without OC certificate.
Q:I have received a mail from DLF team where they have requested to pay the Tax amount to DLF before 30th September.I am just wondering if this has been requested from all the flat owners ?
Latest Answer: I have also received the same. This is the first time I am hearing something like this. I have dealt with many builders in India and never paid anything like this. Do you know anyone has paid this amount? Is it legally allowed?
Q:We'r three Canadians,father and two grown-up kids.Only father can visit for registration.What is the legal procedure to procure the registration in all three names.Looking for advise from any one .Please respond to this query.Thanks
