He is a too worst Builder (Nithyanandham). if you have a doubt pls check near Plot No. 166 Jawahar Ayya Nagar, Adhanur village, guduvanchery 603202, Second Floor front Home, more than 20 cracks, in car parking we have got holes. i do not know how to explain everything in this. Pls visit the above address.

Q: I heard from the builder that they will not provide OC certificate and only A khata will be provided . Can i buy this property ?
Latest Answer: Occupancy certifciates are a must for property buyers, as resale of these properties becomes a huge challenge without them. It is almost impossible for the new resale purchaser to avail the home loan without the OC. Hence it is crutical for home buyers of under construction and ready to move in apartments to understand the status of OC/CC. One of my friends mentioned that you can avail OC/CC verification services from Zippserv (https://www.zippserv.com/property-inspector/technical-verification-flat-bangalore.html), where a qualified civil engineer will visit the site and lets you know the exact "deviation" in your complex. If dieviations are in excess of 10% there are less chances of getting the OC. The prices looked very reasonable. I thought this is a great service and wanted more people to know about it.

Q: Hi Guys,

I am planning to buy a residential plot in hennur road which is developed by a developer (around 100+ plots) . He advised me that the land comes under panchayath limit (Yellow belt/zone). He also said that it is under agricultural land.

Can some one advise, is it advisable to purchase the plot or not?

Because if i purchase the land I will be constructing the house immediately. As i wont be able to pay EMI for the land and also pay rent by staying at a different place.

Latest Answer: Yellow belt means a land marked for residential use.To convert the land for residential use obtain a non agriculture certificate from district collector office.

Q: I am looking to buy a plot/House for investment purpose. After doing some research we have zeroed in on Yelahanka, Hennur Main Road, Thannisandra, Hosakote?

Can anyone Suggest which Layouts are areas within the above mentioned area is good? Its for investment purpose and must be official area.

Latest Answer: DS Max Properties offer apartments at an affordable price. What I liked the most about this builder is they usual constructs ground plus 4 structures with limited no. of houses unlike other builders.
