Q:I have purchased a flat in behala, majlish ara road. Promoter provided completion certificate copy from kmc duribg purchase. When we approached kmc for mutation, tge officials are telling the apartment is on one part of land, but total land is 10 kattah more for which we need to submit any deed or so from that land owners. Promoter is not able to give it and kmc is not processing the mutation or trying to put personal liability tax. Can we not process mutation for our part of 15 kattah land for which we have all papers? Also what is personal liability mutation for kmc?
Latest Answer: for initial allotment of classic flats, they put a income criteria of max 40000/ month. so if i buy any unregistered flat, should i also hold this income criteria. As without registry flat is still with the builder. if i buy such flat then only transfer agreement would be made between buyer seller and builder
Q:I have bought flat in blog 51, I want to get in touch with other people who have bought flats here. I have just received "general power of attorney" Form from greenfield. Can any one explain me about this. Any other member received this form?
Q:In the web site http://www.greenfieldcity.com (Frequesntly asked questions by the buyer) segment completion time is given as follows:
Phase III, Block Name: Elite, Block Type:B, Block No:22. Possession time(plus six months grace period:June-2014)
But as per letter of offer it is clearly mentioned that " the building shall be completed by the builder within day of 31st January 2014, pulse a grace period of 6 months subject however to force majeure". Since 08 months no progress had been made which is indeed very slow. Is there any detail time schedule to complete the phases? Otherwise how we will follow up?
Latest Answer: The prices in Behala are approximately close to Rs 3500 per sq ft. If the Metro track is approved i expect the prices to go up even further. Behala has appreciated almost 100% in the last three to five years.
