Q:The not so new resident of our society Alpine Eco, is quite audacious and has been troubling from last few months but the threat/menace is increasing day by day. He opens the doors/windows even when closed, gets inside the house and ruins most of the food items. I have heard several such incidents from other residents too. I don' think the society has taken any action in this regard. The association needs to call a monkey catcher to secure the society but they have been avoiding this problem. A lot of people feel unsafe with this monkey around, trying to get into the house and create havoc. In a quest to rescue residents from this situation, I also called up Bruhat Bengaluru Mahanagara Palika and they told me that Mahadevapura Zone Control Room (080-28512300) can help in this regard. Q:How is water supply at Alpine Eco ? Do they have borewells or it is supplied by tankers ? Does Cauvery water available at this project ? I am planning to buy a property in this project (re-sale) hence need advise

Q:In NCC Maple Heights the charges were as follows : Sedan = 300/month, Hatchback = 250/month. Note that these charges are fixed, no bargains at all. A bunch of cleaners, all from the same group wash the cars, so you have to deal with one single entity. In Alpine Eco i have asked around 3 cleaners about the charges, they all start with 500/-, then come down to 350/400 after bargaining. The surprising part is that they agree to wash the car but haven't done so in last 1 week. It's like denial of service :). Never expected this in a society. Few things that should be take care fo are :1) Rates should be fixed, no bargains. and why are the rates on the higher side ?2) The cleaners are bound to clean the car. There shouldn't be any denial of service if they have signed up to clean the car in the society.

Please do not take flat on rent in Alpine eco society (outer ring road near Marathalli). There are two kinds of flat in this society: (1) Builder’s Flat and (2) Owner’s flat.
Builder’s flats are having so many issues. They will take rent including maintenance and all. But you will not be allowed to use club house facilities. Because there is a long dispute going on between Association and Builder in which tenants are suffering .
Builder has the habit of not paying maintenance to association, even if you will pay rent on timely basis. So, association will not allow you to access club house facility. We are facing similar issues since last two months. And now we are leaving this society/flat.
I got to know that more than 120 flats are facing same issue since past 6 months.
Please don’t believe on their fake promises, because at the you will suffer.

What does this mean? These are available for sale by the builder?
And the price mentioned are all inclusive?

Latest Answer: Yes, I would like to buy. But, the many information are confusing. For example, the floor plan for a 1458 sqft 2 bhk mentioned here has only about 900 sqft. carpet area. So, just wanted to find out, how the super build-up area become 1458 sqft? In this case, the super buildup area is about 60% more. So, one will end up paying for 1458 sqft whereas the actual usuable area is just 900 sqft.
Am I missing something here? Please clarify
