Q: What’s the rent trend in the city? I’m planning to buy a second property in Marine Drive and rent it out. What do you think guys, good idea? Suggestions are welcome.



Latest Answer: If you let out a regular 2bhk apartment near Kochi infopark, then you can charge upto Rs 16,000 if it is semi-furnished. If its fully furnished then you can charge up to Rs 20,000. If the apartment complex has amenities like gym, swimming pool, etc, you can even charge an additional Rs 2000 per month. Flats are generating more rent than houses, so I’d advise you to invest in flats only.

Q: Moving to Kochi soon for work, my office will be in the Kochi Infopark. Is the locality of Tripunithura a good place to live? How much rent do I have to pay for an apartment there? I’m moving with my wife and kids.
Latest Answer: Yes, I agree with these guys, rent should be around 10k per month. Other than that, Tripunithura is a very nice locality to live in, especially if you have kids. There are good schools here, like the Global Public School and Choice school. The connectivity with other parts of the city is also very good. The Tripunithura Railway Station is one major transit point. Residents of this locality use the Vytilla Mobility Hub for transportation within the city. Overall, I think you should definitely go for this locality.

Q: Hey. I'm a student and I'm moving to Kochi for completing my high school. My school being in Vaduthala (Chinmaya Vidyalaya), I want to know about the Vaduthala area. Please mention if you know about any pg accomodation or flats for rent. I will be staying alone.

Latest Answer: As you are moving to Vaduthala for schooling purposes and going to be alone, I'd say it's better for you to stay in a PG accomodation. There are apartments you can take up on rental basis but that can be pretty expensive. So, if you're looking for gents PG accomodation you will find a few in Vaduthala itself, at a monthly rent of approximately Rs. 2000 and if you want ladies PG accomodation, you have to go to Pachalam or Elamakkara (around 2 - 4 km from Vaduthala). The monthly rent for a ladies PG would be in the range of Rs. 2500 - 3500. Though not the heart of the city, Vaduthala is well connected to main city areas such as MG Road, Palarivattom, Edapally etc. Public transport is easily accessible - auto stands and bus stands are many in number. The closest railway station is about 5 km away and the airport is 30 km away. Supermarkets, ATMs, banks, petrol bunks, restaurants, hospitals are all in the area.

Q: Hey I asked my friends what would be a nice place to rent an apartment for my son in Kochi that also fits a mid range budget because he will be going to college there. They said that Palarivattom is a good place. Can I get any opinions on that? And what is the rent like?
Latest Answer: Have you considered asking your son’s preference? If he is okay with it, then yes, Palarivattom is a nice place. If you are looking for a place for just your son, then you don’t need a big one. I think a small 2BHK can be manageable. Talking about rent, yes, it is reasonable. My friend was telling me of an 800 sq. ft. 2BHK there, and the rent was 10,000 rupees. But you should also be able to find a 1BHK for less. Anyways, it is the rent per sq. ft. that is important. Here, the rent is around 8 to 12 Rs. per sq. ft. So a 1BHK of say 600 sq. ft. should cost you around 4,800 to 7,200 Rupees.

Q: Hello, I would like to know about the rental rates for a 3 BHK in Edapally. I will be moving there with my parents soon, so I would prefer a larger space. Can anyone offer any suggestions?
Latest Answer: Yeah I would say the same about Edapally, and the other thing is, you have to also look at the rental price per square feet. Obviously the rent rates are on the rise, and currently the average rent price per square feet is around 11 Rs. It should be around 10-12 Rs. per square feet, but that is just for the apartments. If you are looking at residential houses, then the rental prices are even more. For a good residential house, the rent should be around 14 to 16 Rs. per square feet.
