The developer appears to be using good and well known brands in the project. The quality and speed of construction too appears to be good. The per sq. ft. rate is also competitive except the total cost is high because the apartment sizes are large and spacious. I would highly recommend it, especially if one plans on living there.

The area is close to ITPL, Whitefield and the newly announced SEZ coming up which have a positive impact on property prices further. The area has a healthy mix of apartment complex, independent plots and gated communities. The six lane old madras road is almost completed and the Byappanahalli Metro Station has also contributed to the fast development of area. So I think It is a good idea to invest in this area as you can expect good returns.

Is it safe to invest or buying a property in KR Puram?

KR Puram has recorded an upward trend in property prices since its inclusion as a part of the BBMP a couple of years ago. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely. The area is a mix of both old and new Bangalore. However the property price has gone up in last couple of years and it is expected to continue for some years.

The price per sqft they are charging is around Rs 3700 which is negotiable. The basic selling price of a 3 BHK will be Rs 65 lakhs plus registration and other charges
