Hi, I am looking to buy a new property of Bhavya, builders. owners of Bhavya pristine, can you comment if Bhavya finished Pristine on time ? how much delay was there ? also, how is quality of construction ?
Bhavya Pristine is a completed project but many are telling that the project does not have Occupancy certificate which is an important document. Is the builder providing A Khata?
Before buying a property in Bhavya Pristine or before investing, please check with the residents of the bhavya pristine. There are many issues. No OC and CC, No Jogging Track , the whole building is NOT SAME as shown in the Brochure, there are MANY DEVIATIONS. Builder has not fulfilled many promises he has made to the residents. Beware of investing in any further constructions from this builder, or atleast please check with the residents of Bhavya pristine.
Hi Bhavya, Have you booked an apartment in this project???? I think all the buyers should form a group and talk with the builder regarding the OC and CC which is very important
On a general note, Occupancy certificate (OC) is a legal prerequisite for a buyer, before heading for an apartment. Furthermore, having an OC is the license for a buyer to apply for Khata. However, during property registration, occupancy certificate is of no account, which often leads a buyer to formulate the notion that this authorizing document is wide of the point.

If someone is buying a house in an area he will look for things like connectivity and all other infrastructural facilities like schools, hospitals, banks, etc. available in the vicinity or not. I second you Mr Venu, but the negative point about this area is that it does not have metro connectivity for which Whitefield and KR Puram is seeing good response from investment point of view as the areas will have metros. :( :'(

I have seen the project and found the location very good. I am planning to book a flat in this project but a bit confused as I could not fine any info about the builder on web.
Yes you are correct the builder ( ValueProp) is into small to medium sized projects. They are coming up with ten new project which are into different construction level.
