Aamby City had promised us that the project will be completed by the end of Dec 2015. The current work status of the project is very slow. Tar roads are still being layed, . Main Entrance work still not completed. Round Abouts (Circles) still not constructed. Club house still not Started. At the current pace the builder is going it looks like the project will not be completed in the near future. The directors are promising to meet the buyers and not showing up. There is a news that Peram Group ( Aamby City Group) is concentrating on there Andhra Pradesh Projects and ignoring Aamby and Eco City Projects.
I had been to the site many a times since i stay in K.R Puram and i do agree the current rate of development is not at par. At this rate it will be difficult to understand as to when this project will be completed. I think it's better all the buyers meet up and have a discussion with the management.
Electronic khata, popularly known as E-khata, is a tool for a plot owner to pay his/her tax in any nationalized bank. To apply for E-khata, the site photo, owner's photo along with digital signature is a must. Electronic khata is applicable for new plots that fall under the BMRDA jurisdiction. Any individual owner having a valid khata, is entitled to E-khata.

Hi Charan, It was told to me that the project will get completed by end of 2016. Did you check with the builder when they are planning to complete the project.

I Spoke to GM on this and they denied this and said that this is a rumour and nothing to worry about. They had some labour problems and hence the development work is going on a slow phase is what they claim.
Guys, Apparently there is a dispute going on between the son-in-law of Mr Krishnappa and the builder. They are demanding more money and they are not allowing the work to progress further. That is the issue and I believe the son-in-law has manhandled one of the labourer who was working at the site and it went to the police for that. The builders need to sort this out by paying more money or take it thru legal route. This is the crux of the issue and thats why you don't see anyone working at the site.
Hi, I think the builder should solve the issue asap because it is the home buyers who are facing the issue as the construction work has been put on halt

Today we came to know that builder has stopped the development work at aamby city project due to some problem with land owners ..has anybody any idea about this. Guyz dont believe this builder, just get the reviews of his 1st project Aditya Grand. He started the project and stopped the devolopment in middle. He always does that once he gets the money thats it. His 1st project is small one still he is not able to do the development line promised facilities. Hence BMRDA is not releasing the pending plots. All the buyers who booked those unreleased plots are in great worry as their money is blocked from past 1 year. So beware.
Why are you talking so negative about this builder. Now, we have already booked and registered our plot in this project and haven't noticed any issues. If you have any bad experience about this builder please share with us with complete details so that we will be aware of. But without any evidence, please don't spread any bad image about the project because we are now the investors here. Also, if you can then please share the person's contact details who booked his plot and couldn't registered till one year because of no release from BMRDA. Why I'm asking this because one of my friend has also booked a plot which is unreleased and waiting for the release so that he can complete the registration.
Even I heared same comments abt builders another property(Aditya Grand),that they are struggling to get the BMRDA approval.But hoping they won't do the same kind of behaviour with Aamby City ,As aamby city is very big layout.

Hi all, Current rate quoted by the developer for Aamby City, Bangalore, plots is Rs. 1500-1700/sq-ft from 1500-4000 sq-ft. And it is expected that the possession date will be near around November'2015.
Even i also went to visit the same project but i have a lots of confusion about prize why they are charging different prizes for different plots and one more thing they simply creating the hipe in the market there is no that much price in that area , because i even vistid other projects in and around the Aamby City with 1400/sq-ft wit complete developements.
Hi Nikita, My booked plot is in next release of HPA. The Khata would be made available only after it gets released from HPA. I have been asking for sale agreement execution but it hasn't happened yet for one or other reason from developer. The Legal verification took long time with many set of additional requested docs and provided in multiple parts by builder.

I saw a few valid suggestions that the Sale Agreement need to be revised with inclusion of timelines for the completion of the amenities. I have booked plot 816 and in the process of signing off the agreement and the registration process soon. Would like to know if anyone has successfully got the Sale Agreement revised..
This point should be amended/splitted to convey the meaning properly
(i)Whereas the Purchasers shall be liable to pay the club house membership fee of Rs.1,00,000/- (Rupees One Lakh Only) per Plot/Site irrespective of measurement (details of Club House facilities fixtures and maintenance shall be annexed) which is for a duration/period of 33 years from the date of completion of club house.
(ii) From the date of final Layout Approval Release Order from Hoskote Planning Authority to the Vendor, the purchaser is be liable to pay the Maintenance charges of Rs.5/- per square feet/ per year(May be revised later) to the Developer. Maintenance charges will be collected for 3 years(Rs 36,000) during Registration and these funds shall be utilised for 3 years free maintenance by the Developer or till layout Association is formed along with Corpus Fund, & Cost of Agreement shall be paid before execution of the Absolute Sale Deed.
@Surprise - Thank you! The clauses on page 10 of the agreement specifies the timelines for completion of the amenities. Hi Darshan, As far as I know Hoskote in last three years, this area has witnessed an increase in the property prices because of the tremendous growth experienced. The year-on-year increase of prices is said to be about 30%.
Hoskote is well connected to important parts of Bangalore. It is a quick drive from Bangalore International Airport, Byappanahalli Metro Station and K.R. Puram Railway Station. The BAIL is 30 drive away as Budigere Road connects Hoskote and railway station is just 20 minutes away.

HI Shivaji, So Without having things concrete in Sale Agreement, i am not able to understamd how people went for registrations. As per my understanding, Sale agreement is the proof when it comes to deliverables. I can understand that they will deliver. If in case not, then we cannot do anything . So people who are waiting for Sale agreements can meet some time to discuss on how we can take the modifications to project guys. Hi, You are correct. It will be good if they add it in the sale agreement. I have already signed the agreement so can;t change it now. In any case it will be good if people can join together and ask the developer. AFAIK most builder tend to keep some open clause for their benefit.

I can see that sale agreement did not mentioned anything on what will happen if the promised things are not delivered.Sale agreement is on a high level. I have seen the sale agreement. It is true that they have not mentioned anything concrete about the amenities. other points looks okay other than the maintenance of Rs 5/sqft yearly which need to paid to them until the formation of association.
I'm also looking to buy a plot in aambycity, negociation is going on .. could you able to share the price range per sqft to finalise the deal. 1. 1100 to 1200 2. 1200 to 1300 3. 1300 to 1400 4. 1400 to 1500 5. 1500 to 1600 which one will be realistic price to finish the deal...since, no one will share the exact price to others...however, any one can confirm the range to have good neogiation with promotors.

Hi Manoj, Here goes your answers. I booked plot 561 the price is upto you to bargain, I can't gurantee that the one I got is better than yours. My plot comes in SyNo. 44. Yes the documets are verified by my lawyer and he gave me a green signal, but I recommend that you do your own verfication and also update your lawyers adivce in the forum for everyones benfit. Let me know if you have any other questions.
Is't really worth to invest in Aamby city ? what is the strategic to collect the maintenance cost rs 5 per sqft...? how long we suppose to bear this cost without yeild anything from the investment... the club resorts will be maintained by developer and there is no assurance and they may revise the maintenance cost without our notice/cosideration...

I am little confused with this BMRDA approval. recently I read an article in timesofindia and it was mentioned that BMRDA is not meant for approval and they have also listed the layouts which are not approved by them http://bmrda.kar.nic.in/unathourised.html. can anyone of you share the lawyer details that you have used to verify this property. I have checked with HDFC bank and it seems some legal papers are pending from builders side for further processing on loan .
Hi Jitender, I would suggest that you just consult your own lawyer that way we will explore more possibilities and not just few biased opinions. As far as I know the approval from HPA is valid, however I am more worried about the GPA part of A. Krishnappa to Aamby city. I got loan from LIC HFL already. But I am still reluctant to go for registration immediately.

I have verified the project for a Lawyer but he has not mentioned anyting about partnership deed, rather he said that I can go ahead with the project as it looks fine. Right now I have just paid the booking amount however last week my loan got sanctioned from LIC HFL. So I am planning to go for registration in coming weeks. What about you people ?
However I did verify my document around mid of April, but just now I realize that the owner and Ex JDU MLA expired on 23rd April 2014. Probably that is the reason why the Aamby city marketing were silent and not marketing the project much since april end. I guess I need to conuslt my lawyer again.

Yes, sale agreement is done, also have checked and for sites owned by A.Krishnappa will be signed by their children's.The sites owned by developer will not have any impact for site registration too... Do you guys suspect about the legal aspects of the Project ? Let me know as my registration date is heading soon...
Hi Shivaji and All, I haven't checked with them about E-khata... As per my understanding we can get E-khatha done anytime with additional processing... When i checked with lawyer he informed me to get certified copies of their partnership deed and other documents but i havent got a chance to do so... Since they had Aditya Grand developed well i believe we should be good with Aamby city keeping my fingers crossed.... I am still unable to understand that a huge project launch and even after 4 - 5 months only few people on forum ...Are the plots sold at all or any litigation on the property causing people to step away from this project
