Hi all, Rajarhat or New Town, also known as Jyoti Basu Nagar is a fast growing planned residential and commercial/ industrial hub. Spanning an area of approximately 28 sq.km. in the north-eastern fringes of Kolkata, the township would be much larger than the neighbouring Salt Lake city.
I would advise you to check their plot detail, Owner, Dalil/Sales Deed( Very important), tax paper/Khajana- without these - dont't go to buy any property. Be very careful.
Hi, If you wanted to invest in kolkata then Rajarhat will be the best option now a days. It is not as if people are just waiting for the IT industry to take a jump before investing in Rajarhat but are adopting a wait and watch policy. Even in the middle of such small roadblocks, Rajarhat is one of the most active real estate segments in Kolkata today.
You are absolutely right Diptarishi, The construction of the proposed 6-lane New Town Expressway is going to relief you from any traffic congestion in the future connecting Rajarhat to all parts of Kolkata swiftly. Rajarhat is closely connected to both the domestic and international airport making. It is ideal for students and single professionals. The completion of Flyover at Nagerbazaar on the neighboring Jessore Road is also going to help increase realty prices in Rajarhat in the medium to long term.

In my case I would like to validate the property legal status. Will get the documents listed above from owner. If any one has any other tips to inform, it would be very helpful for first time buyers.

There are certain documents which need to be taken care while purchasing the property. 1) Title Deeds, 2) Tax receipts and Bills, 3) Encumbrance Certificate, 4) Pledged land, 5) Measuring the land etc.
In each case including purchase of new property, mutation, separation/amalgamation/apportionment, individuals are required to complete form (A-42) and enclose additional documentation as described in form (A- 42). Form can be purchased from the Central Records counter at the ground floor of KMC headquarters. Once form (A- 42) and additional enclosures are complete, this document set could be mailed to KMC as per address or individuals could visit KMC personally. It is recommended that individuals visit the KMC office personally.
