Please stay away from the project. It is highly overpriced. Also, dont fall for any of their marketing offers. Freedom offer is the worst of all. They are just fooling customers under the guise of no GST impact

I have invested in 1.5 bhk during pre launch in tower 1. This is the tower where work is happening fastest. I think 18 stories are already constructed.

Dreams is a property with leakage. Be careful while buying flats there. I have been prey to this. Seller sold me the flat by well polishing all the walls and after 4 months the condition was terrible.. You can make out the situation of the tower from the basement... Leakages everywhere...

Runwal has done significant changes to the project plan. Has the intent to sell 2500+ flats on a land parcel of less than 16 acres, this is a complete paradigm shift from the 1300+ flats which he could only build with the existing DP. Compared to original plan till Jun 2015.....the new plan has MORE THAN DOUBLE the number of flats in a slightly lesser area than original area due to the introduction of the BMC tower at the entrance. The Area where Tower 11 and 12 were supposed to come up is under litigation with the employees of the company M/s Wheelabrator Castings Alloys Ltd. Runwals have acquired this company to construct the Runwal forest project. Over 100+ group of buyers got together and began communicating their dissatisfaction of the changes that Runwal was making. Buyers aggrieved by the builder’s plans to construct double nos. of flats in the same parcel of lands (2500+ flats, as against 1322 as per the existing approved plans) have requested for cancellations (around 30+)

I am looking at it from an investment perspective and to me it seems like a good proposition even with the increased apartments. Considering, it is the largest project in that stretch and offers decent amenities. By the way, I was told yesterday when I visited the site that the clubhouse will be of over 30000 sq.ft. and they have added an extra pool too. I just taking a indication from your comment. Also saw a lot of construction activity happening at the site so at least the work is underway. The 1.5BHK looks like a good option. Anyway, still need to take a final call.

What a joke in the name of luxury premium project-: 1) Around 2500+ flats to be constructed including tower 11 to 12 on less than 16 acres of lands, 2) 3 Lift for 48 storeys building. Isn't sound good? 3) Builder want to extract the maximum benefits of additional FSI under the new DP. Nothing for home buyers. But still buyers are sticking with the project.

Property rates in Kanjurmarg have risen by upto 40.8% in last 6 months as per real estate data.

I also heard that they are going to start demolition work in month of Feb 2015. So, I guess it will take at least 6 month to start actual construction.

If you are planning to buy property in Kanjurmarg see the similar type of properties developing in the locality. These are Samriddhi by Sunshine Group, Celestial by Susharda Edifice, Solitaire by Srishti Group and Devashish by Kavya. These all projects are in Bhandup West, Mumbai.

Hi all,
It came to know that the builder has changed plans - the project will now start after 6 months. They are launching another project in Kanjur East - the idea is to have same configuration. They plan to use Mivan tech - will be using same framework and hence the forest construction will not pick up till Bliss starts - they incur less cost with this.

I have seen the flat. It has a pretty decent location - on LBS but quite close to both JVLR and Eastern express highway. That particular patch of LBS is far better than other societies in Kanjurmarg or Bhandup like Neptune or Mahindra Splendor.

Hi all,
I have went through the entire discussion on Runwal Forests. I was willing to invest in a 2 BHK property here. The builder has quoted me a BSP of 10990/sq-ft and the total cost of a 2BHK will be in 742 sq-ft. carpet area works out to Rs 1.6 crores.

After reading all views here, I think, this is quite an expensive proposition. However, i want to invest in an under construction property as an investment only wherein I pay through my own funds over 4-5 years and not a bank loan and which gives me reasonable appreciation.
