Indore Bypass Road real estate status

Q: What is the status of Indore real estate along the Bypass Road? Im planning an investment here pretty soon, what kind of returns can I expect? Also should it be a short-term or a long-term investment?

Fast dwindling real estate in the city is also encouraging developers to go for mega projects. The pollution and noise levels are ever increasing and this has given rise to the township culture, and more and more people are going for affordable housing on the Bypass Road made more attractive by the green environment and all the modern amenities present right there.

Rather than satellite towns, developers are going for the concept of suburbs that are within commuting distance, but far enough to lessen the burden on the city. The only problem is unresolved issue of roads and lack of clarity on Narmada pipeline connection.

Hey not just the posh localities, even near the collectorate and all those area, prices of plots are around Rs 8000 - 10000 psf. while on the other hand these residential township properties on the Bypass Road are coming for around rs 800 to 3000 psf.

The steep property prices in the city are also another reason why people are opting for the more affordable housing options here. Property prices have shot up to as much as Rs. 12,000 sq.ft in posh colonies of the city. Thats definitely not within the budget of most homebuyers.

I think the major part of these buyers on the Bypass Road comprise of people who are commuting everyday to Dewas or Pithampura, because the travel time to both those places are cut down by a lot from this location.

The surprising thing is that despite these townships being around 10km away from the city centre, a lot of buyers are gravitating towards these further off locations on the Bypass Road. Its because they provide an alternative and superior lifestyle, with a pollution free environment and all the facilities under one roof.

Actually the Bypass Road property market is picking up pace quite alot recently, mostly from the end users, especially those who commute daily to Dewas and Pithampura. Also since prices are sky-rocketing within the city, lot of homebuyers are going for property on the Bypass Road.

Yes a lot of people are buying plots or houses in the residential townships that have sprung up all along the Bypass Road. There is a high demand for space in some of the townships such as Omaxe-1 and DLF where development work has taken place
