Revanta Smart Residency project review.

Q: I would like to know your opinions regarding Revanta Smart Residency project as well as few information about L-zone. Do you guys think ,L-zone is good for investment in current real estate market ?

I can see that there is much emphasis on investment in L zone and as the market is reverting to L zone this would be upcoming and best place to invest. Following are the key points which will give hype to the area :
1. Proximity to Airport
2. Proximity to Commercial Hub Gurgaon
3. Delhi Pincode
4. Diplomatic Enclave
5. Dwarka expressway
6. Close proximity to Existing metro station Dwarka 21
7. AIIMS 2 in vicinity
8. Well connected with upcoming Major roads.
9. Prices per square foot already reached to 10500 in Dwarka and 11000 in gurgaon

Now things to keep in mind before investment:

1. Time frame for investment should me more than 5-7 Years
2. registerred society,check proper documentation and registry paper of land
3. Consult a reputed property consultant to save yourself from False commitments

As per my knowledge, as a stage towards encouraging the developing need of housing in Delhi, the Delhi Development Authority (DDA) is dealing with the Master Plan of L Zone. L Zone is required to provide a stimulus to the moderate and stagnant real estate business sector of the national capital.

As per development plan, the authority has isolated Delhi into 15 zones wherein "L" Zone is the biggest and brags Najafgarh as the main evaluation town in the zone. At present the zones are open for purchasing plot, wherein the private builders as well as housing societies are approaching with their investment ideas.

There are two types of purchasers in this L zone - land purchasers and home purchasers. The plot owner must go through the land pooling policy in subtle element and purchase arrive that falls under the residential zone. The home purchasers, who are interested in the real estate market here ought to verify that the builder has all the essential approvals from respective authority.

As the L Zone is in the early phases of planning, you may have the capacity to get the advantage of a first-comer, however there are a couple of things that one needs to consider. Maybe it's correct time to invest into L Zone under the DDA Master plan 2021, yet the purchaser ought to remember that it may require some time for the real utilization of the plans on ground by the authority. L is probably is best place to INVEST in delhi and ncr but you should be careful while INVESTINGand remember my following points
1-Here risk factor is TIME so do not INVEST for short time or with debt asset,here you can invest your surplus MONEY because here you have to wait for return.
2-Now if you have some long term INVESTMENT plan then only you should move to L zone,so put your money in trusted brand do not go for discount,price invest in big and registered promotors.
3 Check all documents and land paper before investing

Hi Look following things before investing,,, 1-Look at the land parcel and got verify in authority,we have kapashera authority and 2 Important things analyse land locations also as it would decide your project locations. 3-Check registration and background of any developers//societies before investing.

L zone is best place to invest because of following things
1.Locations (great locations due to dwarka,gurgaon,diplomats township,IGI airpolrt,)
2.Infrastructure.still there is connectivity ,in future it will become great place
3-Demand-there is great demand for home in delhi,delhi population is increasing,,,,,,
4.PRICE APPRECIATION,,there is great chance for appreciations,as already prevailing rate is 10,000 for dwarka

So apart from this land pooling policy what more is important in this project? L- zone & smart city are two other key factors here. As this project located in L-zone here you will have all daily basic amenities nearby. Like within 500 meters from project there will stores & health facilities. There are wide roads connecting smart residency to IGI airport & NH-8 with in 10mins.

Ok, this location is going to be developed as smart city. So residents here will have 24Hrs uninterpreted power supply, 24Hrs water connection, 24Hrs highly moderated security as well as organized mass transport. The most famous Diplomatic enclave is around 5mins away from this project. Proposed AIIMS-2 is approx 10mins from here.

Revanta smart residency is going to provide people same dream house. Here in this project as per govt plan, solar energy will be used, rain water harvesting & water purification is compulsory, organized drainage & waste disposal service will be provided.

As per sources, there will no dispute over the land as it is being developed as per land pooling policy. That means plot owners will surrender their land to central pool so they will become a stake holder to whatever development will happen on their plot. After land pooling, owners could get around 40-60% of land. So they can use it for construction .

Indeed Arpit. And the rest of land will be taken by Delhi Development Authority to use for infrastructure development . So here are two types of pooling policy. Suppose you have surrendered 2 to 20 hectors of plot , land owner will get 48% of it . And if 20 hectors or more land you surrendered ,then land owner will get 60% of it.

As per my knowledge, Revanta Smart Residency is one of the residential project developed in L-zone by Revanta Multi State CGHS. This project offers 2BHK, 3BHK & 4BHK apartment, area ranging from 975 sq-ft to 2100 sq-ft. Builder quoted price is around 3000/sq-ft to 3150/sq-ft. Expected possession of this project is between 2020 December. This is a authorized semi government project.

This project has spread over 5acres of land, having 5towers & 15floors. Approx 300 units will come in this project. Project will have 70% open space & 30% construction area including all amenities & car parking. 70% open space will have greenery. As per the government plan everything will be constructed. There will be no low rise structures. Compulsory high rise structure will be constructed in this land.
