River Residency Moshi Price and Issues

Q: Hi, Can some one plz let me know current current price in River Residency for 801 1.5 BHK flat? What are the issue in the RR and how about re-sale values plz? It's hard earn money investing for my own and need genuine commenter plz.

Hi all,
That's why i suggest all my buyer friends to read all the clause. Most of the clause mentioned in the agreement benefit for the builders not for the buyers. So, read all the clause carefully before registration.

In your case Piyush, you can file a case in consumer redressal forum or better, if you take the advice of a legal expert.

HI Piyush,
As per Building Law builder is not suposed to sell parking but due to demand they sell parking to clients in name of other charges i.e. Infrastructure charges etc... it all up to builder to sell parking or not. There is not such law which states that the parking is mandatory to be provided to buyer (after agreement is done -- And, Agreement doesn't states anything about parking in it).

Hi Nilesh,
I had booked 1bhk in River Residency Ph-3 around Oct-2014. As per discussion with sales person not compulsory to buy parking for 1bhk and it was compulsory for 1.5 and 2bhk flats .I had questioned as there are 4 to 5 building with 1bhk where we all be able to do parking and I was informed by sales person that common parking will be available inside premises of building where we can park our vehicles. Now my flat is ready for possession and they now are telling that I have to park my vehicle outside building premises on footpath. I informed them as per discussion with sales person I was told common parking will be inside premises but I was told by builder that there was no such plan and if sales person informed me such thing while selling flat than they are not aware of it .

Secondly, I requested them to meet sales person who sold me flat but they are telling he has left the job so cannot contact him now and telling to contact higher management and telling I will get same response as there was no plan of common parking. They are telling to buy covered parking now for which I informed them that I cannot get top up loan from bank till 1 year after possession and I might have bought if I was informed about this issues while buying flat for which they are telling they can't do anything now. I want to know the members that whether common parking is not compulsory for such big society?

Hi Piyush, I too have flat in phase 3 and it's nearing possessions in coming days. They are offering FITOUT certificates not complete possessions doc I.e OC and pcmc certificate regarding occupation. Did you accepted FITOUT or you got OC?
