Q: The purchase of Lincoln House take place when home prices in Mumbai are starting to drop.
Latest Answer: The property rate trends in London, New York and Mumbai is that prices for prime properties in prime locations have never seen a drop. Even in the worst times of recession there is always a demand and always takers. They hope to improve the appearance of the front but they can not demolish it. They might build another floor, but that is all dependent on the permissions by the Maharashtra Government.

Latest Answer: The fact that domestic funds are shying away from taking equity positions in projects signals low risk appetite. Funds are not entering a project at the land acquisition stage since that would involve higher risks. Apart from Piramal, Aditya Birla Real Estate Fund and Blackstone have reportedly spent Rs 85 crore and Rs 175 crore, respectively, targeting bulk sales. While Birla invested in a Mumbai project being developed by Radius Developers, Blackstone backed Ozones Chennai project.

Latest Answer: Yes, while Piramal Fund will continue to invest through the PMS route, it will go on to raise its next domestic fund in the coming months. Doing transactions through the PMS structure allows a fund house to tap an additional source of HNI (high networth individual) pool, who can co-invest on a project-to-project basis.
