Q: Helo everyone, I travel from Banjara hills to Gachibowli everyday and the traffic in here during peak hours is unbearable. Is the government doing anything in here to curb the traffic in this place?
Latest Answer: It is a 20 crore project and the work on this will apparebtly start soon. The traffic on these junctionis huge actually, and this bridge will actually help the people travelling from the many companies that ar situated in the Mindspace IT park to reach easily to the Jubliee Hills area. :)

Q: I remember that in 2012, Jubilee Hills didn't do too well in the real estate market. What is the current situation? Have there been developmental changes?

Latest Answer: At the time not many investors were looking at Hyderabad because there was a lot of political unrest. Now that there is assured political stability, the real estate market value has increased by 30% in the last one year which is even more than other tier-1 cities like Bangalore and Chennai. Another good thing is that property rates are 60 to 50% cheaper than these southern cities. Even in terms of occupancy rates, Hyderabad is doing very well. But road no 36 in Jubilee Hills and Himayath Nagar and Road No.1 in Banjara Hills are the only localities in Hyderabad that still seem to have vacancy for offices. I think this will also pick up soon, now that the new budget for 2014 has a lot of money allocated for infrastructure development.

Latest Answer: The 4 BHKS here have an area of about 2800 to 4000 sqft, and the price per sqft is about Rs.12500. So if you're looking to buy a property here, it would cost you somewhere in between Rs.3.50 ato Rs. 5 Crore. As for rent, I think you should easily get it for around Rs. 70k to Rs. 95k per month based on the area of the house and other amenities that come along with the house.

Q: Namaskar! I just shifted to Hyderabad and am staying at a temporary place for the time being. I'll be shifting my family soon, but I want to rent a place at a luxurious apartments. If it's a great deal, I wouldn't mind buying a flat as well. I heard about Aparna Aura from a friend. Can someone tell me if this is a good deal to buy property?
Latest Answer: Hello. Aparna Aura is still under construction, so I think you may be able to find a property for sale easily if you're interested. The 3bhks available in this building are 1751-2406 sqft and costs Rs. 6200 per sqft. So you could probably get an apartment for Rs. 1.08 to Rs. 1.49 crore. It's a good investment I feel if you're looking for a luxurious space. It has intercom facilities, library, club house, gymnasium and other recreational facilities, along with 24 hour power backup.

Q: Hello all. I came across this news article which said the residents of Jubilee Hills are being charged higher tax compared to other localities in Hyderabad. Is this true? Can someone tell me about this because I'm considering buying a property here. Any info would be a great help! Thank youu
Latest Answer: Apart from rental values, they also considered the amenities available in all these areas. For ex, drinking water, underground drain, good roads, schools, health centres and markets are not available in all these areas uniformly. Further the presence of malls, parks, playgrounds and such things were also considered. It was found that many residential areas in other localties didnt even have water and drainage lines yet. So it's only natural to charge lower tax rates for them. You should definitely go for Jubilee Hills if you're interested!

Q: Hi! I'm relocating to an apartment in Jubilee Hills soon. My wife was told recently that the municipal garbage disposal system in this locality is not functional at all. We are wondering how people there dispose garbage. I have a baby, and I don't want to live at a place which is unhygienic since my baby has health issues. Can someone please help me with some info. Thanks in advance you guys!
Latest Answer: Don't worry about it at all. Every morning the guys come and pick your garbage. They even sell the recyclable stuff and use that money for the petrol of autos that they use to collect waste from home to home. This initiative not only gave the residents a clean environment, but also helped many unemployed youth to get a job. When you shift here with your family, you should enrol yourself for this service and then not worry about it at all.
