Q: Hi. i am planning to invest in Runwal's My City Project in Dombivili. But i hv heard about many misconducts done by Runwal in one of thier property that is Runwal greens Mulund. PLease advice the authencity of the My City project in dombivili and also if i can invest or not.
Latest Answer: Good Morning Bhubanesh, Runwal MyCity is very good project and less costly as compared to neighboring projects. It being township project has its own benefits. What more, it is on central line as per connectivity concerned and easily accessible from Mahape side, a major upcoming commercial hub. Builder is also reliable, only negative may be slow construction over 4-5 years maximum. (now-a-days delay in possession has become fashion to most builders). I think 2BHK in 45-50 lakh basic price bracket in a locality like Dombivali East is not a bad investment. What more we should expect for? Appreciation may be 15-20% minimum in long term.

Latest Answer: Hi Mr Modi, I just came across this thread. Even I have a flat in Dombivli and have given it for rent. Believe me I am getting good returns. You would not regret. There are many factories, Heavy metal industries, industrial establishments, manufacturing plants, three railway stations in the vicinity which will give good price appreciation and demand for the place.

Q: Lodha has increased the flat cost. Booking and 20% payment was made more than 1-1/2 yrs back but Lodha is not calling for registration. Without registration, they are asking for further payments and putting heavy interests on it.

Can somebody guide how to tackle it?
Latest Answer: Then this is total cheating. Hope you are not the only one facing it. File a case against then in consumer court. Hope you get help.

Q:
1. We are receiving frequent phones demanding payment of brick works. When we ask for details your Customer Relationship Executive is not in a position to explain anything. And there is no mechanism to call them back.

2. Even the new system Lodha has placed in place to redress our grievances generates only complaint number. These are never replied. I have two such numbers still pending since long.

3. As regards demand for brick work initiation, it falls due only after 9th slab as per offer letter. We do not know why the demand is being made after 5th slab only.
Latest Answer: The brick work demand is raised by using the loophole (initiation of work), the trick works well . Even if the 8th slab is not completed and a portion of the ninth slab work is initiated by shuttering the builder demands the installment. Never ever do the builders send you the photographs of the slabs completed. They instruct the photographs to be taken from some distance of that particular building .
