Q: Have they received an OC for all their 31 floors in each tower?
should one make an investment on the 30th floor or are they facing legal issues for illegal construction?
Latest Answer: Hello Ashish, There is two litigation going on with this project. First in the Bombay High Court (2014) and second in National Green Tribunal, Pune (2016). I will suggest you to stay away with such project. Thanks

Q: We are doing a startup and looking for small office spaces for rent in Mumbai. Our team consists of 13 people, so I think 600 to 800 sq. ft. will be enough. I have shortlisted some office spaces from Jagaha.com. They are good ones to rent but need more expert comments. Can you please suggest some more?

Q: I rented a 1BHK flat in Andheri and signed 11 month leave & license agreement 5 days ago. There is a 6 month lock-in and 1 month notice period. Due to some misunderstanding and lack of furnished items in flat and owners mean behaviour, I (the tenant) want to cancel the agreement . However the owner said he will not return the deposit of 50,000 but he will return the cheques of remaining deposit and monthly rent if we sign the cancellation agreement, thereby waiving him of 50,000. Is it legal for the owner to do so ? And if there is any way I can get my money back without legal troubles with owner in future on cancelled or stop cheques in case I don't agree to waiving my deposit left with him ?
Latest Answer: Thanks all for taking time to answer my query. Unfortunately it was time-sensitive at that point for me to decide and based on everything I had to reach a partial refund from the owner on cancellation . It was sad affair but its over. Thanks again for responding

Q: we went to visit prathana builders at andheri but were welcomed with a gush of stinking lavatory smell, poor slum areas and ghastly surroundings, We have visited prathana in dadar and other projects and this is by far the worst, they should do something about it atleast remove the lavatory and have a decent entry!!

Q: Hello All

I have recently seen the V Raheja SRA project Varuna in Andheri West. The freesale building is under construction and the possession is August 2017 as per the builder.

The project is located on ceasar road andheri west so wanted to know if someone who stays nearby or knows the area can advise if it is worthwhile investing in this project. How reliable is V Raheja as builders? The rate quotes is 14250 psf with a couple of amenities.

Any guidance will be appreciated. Thanks

Latest Answer: Hi friends!! Since Kanakia Hollywood is a pre-launch so, potential buyers should be careful about regulatory approval documentation till date. I think both CRZ and EC clearances could apply to this plot, though not sure whether Versova falls within the definition of 'bay' or not. It would be better to wait till RERA is notified in Maharashtra before making any commitments.

Q: HDIL is demanding extra money in cash over and above the agreement amount for giving possession. What can be done in this regard. The builder has delayed the project over 5 years and we have suffered huge loss on account of interest etc.
Latest Answer: @Arun, According to me, you should pay the extra money first and take your flat possession or if you want to wait for the court order you to wait for the verdict or else take possession of the property and fight for the delay in delivery of the possession of the property and ask for compensation.

Latest Answer: There are many upcoming projects by RNA, Ornate etc. My search lead me to Mahindra Vivante at Andheri East. This project offered some finest amenities and proximity to the metro station, malls and commercial hubs makes it a perfect investment option.
