Q:I booked a flat on 14 jan 2015 in R Block (R -204 ) at Devnandan Parisar-2 Adalaj,Gandhinagar- Gujarat but Devnandan Builder have not given possession in even 4 years. Due to 4 year delay in possession, I lodged a complaint against Devnandan Builder- on 12 August 2018 with Gujarat RERA for delay in possession. Order was passed by Gujarat RERA Adjudicating officer to pay more than 4 Lacs penalty by 30 dec 2018 but 8 months have been complected & Devnandan Builder have not refunded a single rupees till date-7th Dec 2019 instead of Gujarat RERA order. I had again lodge complaint with Gujarat RERA to recover amount from Builder. Gujarat RERA is in process to issue a Warrant against Devnandan Builders for noncompliance of Gujarat RERA order . They have not given possession even in 4 years. Builder is also denying to cancel booking. Please lodge complaint with Gujarat RERA for compensation for delay in possession. Devnandan representative-Dhaval Patel never revert politely & Starts serious argument & threatening to us stating- "Aapko jo man kare,Karo ''. Each time they change staff at site & You found a new person at site. Very unprofessional ,Bogus builder with c grade staff. Do not waste your money with Devnandan any scheme. Devnandan is demanding cash with out receipt for GUDA,GEB & GST amount during registry from buyers which is also illegal. Also Gujarat RERA has canceled Devnandan Parisar RERA registration. I shall lodge cheating complaint with Gujarat high court against Devnandan Builders Owner-Rajesh Thakkar,Paresh Thakkar, His staff-Dhaval Patel ,Hari Bhai & Vijay Bhai.
Q:We have bought house in 1996 in 5 lacs but at that time we have not transfer it.Now the current value is 60 lacs Now we want to trf it in Oct 2016 to my mother's name and if we do 20 lacs dastavej then how much total charges/spends will be applied??And also any other property gain tax will be applied to seller???? Yes, the property can be transferred to the mother and you can get a rebate on it. Stamp duty is charged at 4.9% and registration fees is 1% of the market price of the property or the transaction value, whichever is higher. But there is a exemption for the women property owners from the registration fees. From now onward, there is a hike in property tas as buyers have to pay Krishi Kalyan Cess-0.2% and Swacha Bharat tax-0.2% which is effective from June 1st.

Q:Dear Sir, This is to bring to your kind notice that I had booked online, a one bedroom flat in New Haven Compact, , Ahmedabad as per your offer at Snapdeal.com; and paid the initial booking amount of Rs 30000/- paid through Internet Banking from ICICI Bank The aforementioned site and project are suffering from the following defects:- First and foremost the site is not placed at Ahmedabad. It is on the outskirts of Ahmedabad District, off the SG Highway and in fact it is based in Gandhi Nagar district. Nowhere in your product brochure, you have mentioned that the property is based in Gandhi Nagar. It may be noted that we have opted for this property relying on the information made available online on your website and Snapdeal.com. As per the terms of the offer we bid for the property online and subsequently paid the booking amount of Rs. 30000/- No Physical inspection of the site/property was carried out by us. We relied on the brand and goodwill of TATA. But on subsequent site visit by us on 27th September, we were utterly disappointed with the site projections and details mentioned on the website. The information provided by you is misleading and incomplete. The following facts have been misreported by you: The property is based in Gandhi Nagar and not Ahmedabad as stated everywhere in your brochure and Snap Deal.com.Prices of property in AHMEDABAD AND GANDHINAGAR are different. No proper location of SITE ADDRESS is mentioned in the listing(WHICH DISTRICT IT IS BASED, WHAT IS THE DISTANCE FROM AHMEDABAD TOWN). It was only during our site visit and from the copy of agreement provided to us, that we got to know that the property was intact with in the GANDHI NAGAR District. We are dissatisfied with the location of the project. We feel cheated and misled. We have purchased the property for our personal use .But the site is very far from city and is for investment purpose only with time horizon of 4-5 years (as told by TATA team) The site is undeveloped and is outside AHMEDABAD city limits, probably within village/ gram limits. No satisfactory site development has been undertaken till now. The vendor has just laid down concrete structures which are un finished and lack basic amenities like approach roads, drainage, infrastrucutre etc. We are being asked to pay almost 80% of the total consideration by November'2014 with no basic amenities as mentioned above, no water supply, no roads, undeveloped site. In the listing on SNAPDEAL Payment cycle was different based on CONSTRUCTION(20%+20%+20%+20%+15%+5%)Nowhere it was mentioned that flats are completed and we need to make around 80 % payment in next 6 months Infact, even a sample flat was not ready at the time of our site inspection.
