Q: Hi i am panning to invest in ozone Urbana Apartments Can anyone suggest me some pros and cons of this property

Q: I have got documents from builder and have got the docs checks bu reputed lawer. there were quite a bit of flows in the documents majorly, they do not have EIA approval.secondly as per new laws their Aqua project is 13 mtrs away from drain, as per new rules, this should be at least min 15 mtrs away.Similarly they have other flaws in the documentation

Q: Hi all, just came across a buyback scheme for 3 bhk in aqua 2 in ozone urbana project, where they are offering 42 lacs on investment of 17 lacs in 2 years. I want to know about the credebility of the builder. Whether it is good to go in such buyvback scheme. He is quoting the price relatively high as 4800 psf. Please provide suggestion at earliest.


Q: Ozone Urbana (or other equivalent big builders) is selling plots in the range of 3000+. Is it really worth? I'm aware that Business Park/ IT parks etc. I still do not see any major signs of any such reality on the grounds. Most of the people buying in Devanahalli is for investment and not for serious dwelling. How many years it will take to even double? Is Devanahalli just a hype, which is already oversold?

Q: Has anyone booked a 2 or 3 BHK apartment in Ozone? I visited last week and the quotation is 2990/Sqft, with a premi payment option by the builder to the bank till possession-
For a 2 BHK - I need to pay the builder approx 7 lacs today. Till the possession which is Dec 2014 as of now, the builder will be paying the interest to the bank. Me paying nothing. The banker explained me that I would save approx 6 lacs of rupees for 2 years by not paying EMI. And I can invest it somewhere else and get returns. Looks lucrative.
Do you all see anything fishy over here?
Also I have been 2 times to the site. I do not find any labours or any work going on. Did anyone else see any development?

Q: It is understood that a reputed builder from Tamilnadu is planning to build apartments specifically for senior citizens in this complex.Can this be clarified?

Q: I have to buy a property with our combined incomes incl my wife and put it on rent to pay off the home loan as we have already accm for at least two years. The issue is that should we buy one 3 BHK in Sobha/Prestige/Godrej/Purva or buy two 2BHK one ready and one scheduled for possession in near future.The ready prooperty should give us good rent and appreciation in future. Q: Hey Guys,I am interested in a 30*40 plot at ozone. Everything went well until I was told that I need to pay a maintenance fee every month for the plot 1 month after its been purchased. I find this ridiculous since there is nothing built there yet or the project has not even been completed. This one issue has been putting me off. Like many, this is an investment idea and I don't intend to build anything there as yet. The way I see it it needs a good 5-6 years before everything on paper can be seen in concrete. Has anybody else picked up a plot here? if yes, are you all paying the maintenance fee? Any feedback is much appreciated.
