M/s Sethi has delayed this project for more then 3 years. Even after delaying the project for 3 years, the quality of construction is poor. Moreover, developer (M/s Sethi) does not want to pay compensation amount as the agreement and forcing buyers to sign a disclaimer letter that he will not receive any compensation for the delayed period.
They have also started charging for maintenance without completing all the promised facilities and completion certificate from Noida Authorities.
I would recommend that no one should purchase a property from such developer who does not want to honer agreement and give a quality product and starts collecting maintenance without full completion of the project.
Hi, Can any one who has booked in Sethi Max Royal give me feedback about this project? I would like to know construction quality, delivery time line, builder reputation, customer care etc. Builder has some inventory and few units are also available on resale. However, before negotiating I want to know details. What is the current residential property rate is going on in the locality?
Hello Sir, I have 2 units in this project so far construction quality is good and possession is expected within 4-5 months. Location of this project is very good just opposite to Mahagun Moderne. Proposed Metro Station is just 400 m, 3 kms from Fortis Hospital, 10 mins drive from sec-18 market, 15 mins drive from DND flyover etc. The surrounding areas of the location are inhibited by various Malls, Hotels, IT Parks, Schools and Hospitals. I think you can go for it.
The current residential property rate in the locality is between Rs. 4600-6200/sq-ft.
Hi all, Currently the construction work is going on and it is expected that the possession will be start in November-December'2014. No builder is giving possession on time. All Noida projects are delayed.
HI Saras, What would be come in front side of tower H and I. Builder is saying it,s a former land anything can come may be park, residential flat and school?
@Chandra, If this land is owned by farmers, it will takes ages for Authority to acquire it. Under new land acquisition law, it is almost impossible to acquire land forcibly like before and the land cost has also gone up 5 times. Please check authority master plan for possible uses.
hey Lisha, i have been contacted by the representative to sethi group and he informed that in 1 - 2 towers possession will be in dec"13 and in remaining possession will start in july"14
