Dear sir i hold a flat in amrapali silicon in tower U. pl inform what is the latest to be done for the additional area for which the builder is charging beyond the carpet area of 775 sqft. how do we actually define the carpet area and the super area. regards pankaj
Carpet area is the range inside the walls of a flat that is for the restrictive utilization of the purchaser. While figuring the carpet area, the terrace and overhangs are generally considered as a half of the real zone.
Super built-up area incorporates normal amenities, for example, the region of lift shafts, hall, and passageway, proportionately isolated among all pads. The basic usable regions, for example, a swimming pool, garden and clubhouse, might likewise be incorporated in it.
in my case the actual area is very less than and different that what is shown in the layout and money already paid by me. No one at Amrapali is replying on adjustment of excess payment.
Hi Vidhu, In my point of view, you should have checked the property before investing on it. Physically you had to check the property before putting your hard earned money. Have you gone through the sale deed? Why did you pay full money? How you checked the payment plan?
Forget these issues. First visit your flat and measure the area and then visit the site office to find out the total area for which you have to pay.
I visited the site today. Measured all rooms - mine is in tower P - 2BHK + study; carpet area as per contract was supposed to be 775 sq ft. Despite adding an extra balcony it is coming up to 770 sq ft max. Then visited their head office at Sec 62. Here comes the shocker. They tell me that area has been increased by 105 sq ft of total area. And I need to pay for 73 sq ft which roughly amounts to 2.5 lakhs more!!! and they could not justify still from where the extra carpet area came from! Will visit their site engineer tomorrow again and understand where is the extra space of 105 sq ft...
