Q: THERE WERE DISPUTES ON THE LAND LIKE DOUBLE SELLING BY THE LANDOWNERS AND SOME CASES WERE FILED ON THE LAND OWNERS AND ALL. STAY ORDERS WERE OBTAINED FOR ANY CONSTRUCTION WORK THERE . HOWEVER NANDISH REDDY IS DOING THE PROJECT BECAUSE HE IS A POLITICIAN. ANYBODY HAS GOT THE RELEVANT PAPERS RELATING TO WITHDRAWAL OF STAY ORDERS?
Hi Susanth & All, I have reviewed all the above commments but Can you please confirm if SVS Palms I and II projects are being approved by all major banks and having no legal issues as i am planning to take one for my self stay . I am new to this Property so I am looking for Suggestions from all of you .
I'm relatively new to property buying and was wondering if there are properties like this one which provide an access road through it, to the property behind it. I had liked this project otherwise but feels awkward to imagine people trespass through. Please share your thoughts.
Hi Vinayak, The 40 Ft access road in internal between Palms 1 and Palms 2. It is for the people staying in Palms and not a common path / road for outsiders. It is secured by a gate at the front and back.
Is that true? From what I know from the marketing guys of SVS palms, the road shall provide access to property behind it, hence as per Govt norms, it shall be 40ft wide. So that road and thus the gates shall always remain open.
You are correct Vinayak. Propery behind SVS as access to the road. In my opinion, it is not completely a public road. SVS and behind property can have an agreement and have a common gate. So, we can consider it as semi public.
Hi Vinayak, As per my discussion with the marketing manager he mentioned that road is going to be a internal road between Palms and Palms 2. I also understood the traffic movement for cars/ vehicles parked within Palms 1 & 2. As per the marketing manager, this 40 ft road will be used for the same. Considering that they own the complete land (Palms 1 & 2) there seems to be no reason why they should make it a public / semi-public road.
Hi Kevin, thanks for the update. From what I hear, even if the complete land is owned, if the access needs to be provided through the property as per land rules, then it needs to be provided. So, to get an idea, I was trying to see if there are many projects which have roads through them providing access to other properties behind them.
Hi Kevin, Marketing manager is still saying that road between SVS palm1 and palm2 is private? Then, they are telling lies to you. SVS have to leave that 40 feet road to property behind SVS. SVS can not deny that.
Even I'd been to check out the property. There's a 40 ft Road between Palm 1 and 2, which seems like Govt property. The marketing guy there himself told that. He said that it was mandatory for them to leave a 40 ft road. The property behind Palms would be accessed by this road. However, I'm not sure if the property is deemed disputed in such cases. Lawyer might be able to provide some opinion on this.
actually the problem is the front property and svs palms were sold earlier to different people by interchanging the survey nos. again the svs palm property is sold to nadish reddy by giving correct survey nos. so the earlier land owners have obtained stay orders. he has probably paid some amount but the stay order has not been withdrawn by the land owners of the front property. some negotiations are going on. we must wait for withdrawal of complete stay order. one lawer by name gupta in gandhi nagar area is fighting the case.

some discussion had taken place and the land owners have agreed for flats against their property. however MOU has not been signed and stay-orders not yet withdrawn.

It seems like a false news might have been spread as a propaganda, As i have purchased my first ever house in the same property i went on nervous after reading this article. So i went there last sunday, to my surprise I didn't found any other owner protesting and neither work was stopped rather it is in full swing and might get delivered to customer before time. I also spoke to representative over there they were totally unaware of any such news and asked me not to belive any news frm public form saying any one can anything there.
Hi Bijay... If the stay order is obtained, how the work is progressing at full swing. My bank has checked the EC and said that the EC is clear and hence the SBI has approved loan for that project. Even if the project is belongs to any politicians, he/she cannot continue the work if any real STAY order is obtained from the court unless the court remove the STAY ORDER. Anyone can go and file a complain the local police station, but I am just questioning the validity of such kind of complain.

Bijaya, I have opted for exlcusive legal opinion for buying a flat in SVS palms .What that means is, my lawyer will cross verify all the docuemtns with the BBMP and any other govt office. If you can give more details about the dispute , I can get the documents and facts cross-verified woth Police Station \Cout.This will in fact help you as well in taking decision regarding the flat purchase.
see i have got some information from some of the land owners who are fighting the case. there were some disputes and cases were also filed and stay order was obtained. this is available with mahadeva pura police station. i am also waiting to know whether these cases are solved and stayorder is withdrawn. my lawyer verified and said, stay orders are still valid and we should not go for the flat till everything is clear.

I read in some other thread like SBI has approved this project. But, if this news is true, then even SBI approval can be faulty is it. I am confused :( Anyone who had booked this apartment can provide their document verification info? It could help us.
