I'm planning to book 3BHK flat on 3 rd floor in SVS Palms. Is there any thing I need to bother or concern about? How about the top floor roof and heard finishing isn't good (Having some cracks).
Also in the thread, some one was discussing about the dispute of the land and 40 foot road is common to public or other side of the construction. Positively looking forward for the replies.

Q:I heard that SJR Unity is built on query land, which means its base will not be strong and water problem will be obvious. As SVS Palms is situated near to SJR Unity; I would like to check about quality of land in SVS Palms. Is it query land or not? Has anyone checked about it.

Latest Answer: Hi Vidya, my understanding of Quarry land [its misspleed in above post] is that that land was earlier excavated/digged for extracting stones/slates and hence the grip of building might not be strong. I am not sure if SVS Palms on such Quarry Land or not [but nearby SJR unity is ] and also I am not sure of other problems due to Quarry Land. So, one should be little caution and find this info before putting hard earned money.
Latest Answer: All builders give the legal documents only after depositing the booking amount, so I think that should not be a problem. Usually the builders return the amount if the booking is cancelled

Q:SVS palms have bbmp A-khata. Does that means it is not a BDA sites. If is it is not a BDA sites then should i ask builder to provide a copy of NOC from BDA for SVS Palm. Or NOC is not required I can go ahead for booking just based on BBMP - A khata?
Q:I booked a flat 20 days back. I told them unless they give me a bank approving letter I would not do the agreement. They have not provided me anything yet. when I go and ask they say its under process. what should I do? will he give my money back now if I ask him to return the booking amount. he is just delaying things? Whether he would be able to deliver what he says or not?
