Latest Answer: Hi Mr Khan, City Master Plan should only be notified if it has all statutory approvals like change in land use, environment clearance, mining, maximum height from AAI etc so that the developer is able to start the work in minimum possible time. Delays in providing supportive infrastructure and timely approvals by the development authority causes delay in delivery of project, but the Regulatory Bill proposes to penalise only the developer.

Q: Is it true that bill will lead to increase in costs?? If yes, then why the property costs would rise??
Latest Answer: Hi all.. this is an interesting topic.. I would like to add some info in this thread. The price hike on properties is not only because of the bill.. many states are rising registration charges for properties. This will also add to rise in house rates. Adding to this, global recessionary trends and regional political uncertainties have also been affecting the prices of properties in India.

Q: Are there any chances of prices of properties coming down with the entry of bill?
Latest Answer: No Sushant.. prices may increase by at least 20 % to even 50 % also.. do not keep any expectations of price fall dude. whichever is the way, buyers only have to pay for the loss.. if the bill goes strict for builders then they pass the risk to buyers..
