Q: Why are Mogappair flat resellers advertising such low sale rates (as low as Rs. 6000-6500/sqft) when it's right next to Anna Nagar & has all shopping/medical/transport access of Anna Ngr but none of AN's Metro-related disruption?

With Anna Nagar (next door to Mogappair) selling at approx Rs.15,000/sqft, the 'top' end of the rate band in Mogappair/MogappairEast/West should be closer to Rs.10000-11000/sqft at least! So there must be some hidden reason for sellers who are quoting way below that 'top' band. I will keep in mind your helpful points. Tks so much. Rosa

Q: I am planning to book a flat in BBCL Vajra. What is the status of the project and has the project got all the necessary approvals?
Latest Answer: The handover is in March 2016. I enquired recently and they said that all permits are in place and that we are welcome to check. But I dont foresee a problem as they are a reputed brand.

Q: I am planning to buy a 2 bhk unit and by budget is around 43 Lakhs.
I have shortlisted some new properties around Porur Gardens like Urban Tree & Opera Fortune around this budget.
But I would prefer this option if its in my budget.

Q: My TV Media Friends who came to my flat to shoot a cooking programme was not permitted by the Association. Also they were insulted by the Association People saying some reasons regarding security and they are forced to move out of my flat. But they are ready to allow the shooting within MY FLAT if I pay them Rs 4,000. Also they pointed out it as being a nuisance for other residents but the same association is letting Film shootings inside which is again a Nuisance. Is it something illegal to shoot just a cooking show within MY FLAT? Kindly advice

Latest Answer: Rajesh, You need to inform or seek permission from the association. I agree with you, why they are asking money to shoot inside your flat? if shooting inside your flat is a hassle/nuisance for other residents, then allowing movie shooting in common area is more nuisance. You are correct, seems its more money oriented. Also its not good practice to ask your visitors to move out of your flat unless they break the bye-laws of the association or create nuisance to others. For all the above, they can take action only if they received any complaints from other residents if they felt nuisance. In your case, none happen.
