Q: I am looking for a residential property in Panvel and one of my colleague suggested me to look for Hiranandani Fortune City, Can anyone provide recent updates related to this project?

Q: Q. During Oct 2013, A builder has launched a Project with 20% and 80% scheme. I paid 20% and received the allotment letter. Up to now, the said builder has not started any development and there is no hope that he will start the construction very soon.
During the several meeting he highlighted many technical and financial issue. Now my question is if i terminate the agreement and request for the refund, will i get the benefit (interest) on my 20% deposit?
What is the best way to get the refund?

Q: Why are end users purchase ready to move flats rather than under construction property?
Latest Answer: Here are a couple of reasons for such a shift. Firstly, the under-construction properties are prone to delays. The builder might not hand over the property for one or other reason. Secondly, the ready to move in properties are cost-effective & the inventory of such a property is high giving ample options for the buyers to choose rather than having to wait.

However one statement in possession letter as we have handed over to you a vacant and peaceful possession of your Fla in tenantable conditions in owners possession letter still unclear and making stress. Appreciate your input to understand the meaning and impact of the term tenantable conditions and advice accordingly. Please also let me know if any one living Omkar Puram, Panchavati.

Q: What are the permissions applicable to the Project? Which are ones that are received and which are the ones that are not received?
Latest Answer: I booked in Feb and got possession on 18th sep 2020 but it was in horrible condition. Doors were broken, grills were rusted, finishing was horrible. Windows were jammed. Their walls have mysterious bulges at corners. I was really disappointed to see it in such condition. I rejected the keys and have asked them to redo it.

Q: I am planning to buy a flat in Panvel area. How do I ensure property is not illegal and safe to buy?
Latest Answer: Yes, i think both are right. 1) ask seller to produce original agreement with builder, 2) issue of share certificate by society, 3)building completion certificate or OC issued by BMC, 4) NOC from society for sale of flat, 5) no dues certificate issued by society
