Q: A developer sold us plots in Vishakapatnam which we came to know later that they were a part of SEZ. What are the legal options we are having...

Can I build Ground plus 3 floors on 150Sq.yards plot
Q: I am planning to construct a house both for residential purpose and also to get returns in my 150sq.yards plot in Visakhapatnam. May I know if Ground plus 3 floors can be planned in 30ftx45ft area with 75% of Ground floor for commercial and 25% for parking. 2BHK on the first floor for rental. Duplex on 2nd and 3rd floors by using only 25% of the 3rd floor space for constructing rooms and to leave 75% of the space open. Abutting road width to my plot is 40feet.

Now, housing projects on more than 500 sq-mt would have to register with the proposed real estate regulator as opposed to the threshold at 1000 sq-mt that was fixed earlier. Also, the interest rate payable by the promoter or allottee in case of any default by either would be the same now.
